Find a Real Estate investment club in your area and go to the meetings. Talk to lots of people. You will be amazed at how many of them will offer you help to get you started. There should be real estate agents who specialize in foreclosures, particularly HUD foreclosures. They get paid only when you buy a property. Be care full do ALL your homework. If a person lost their home, good chance they let go to h--- for a while. A quality inspection would be well worth your while BEFORE you make a purchase offer. Also consider distressed properties, divorce, bankruptcies, loss of job etc. Good deals to be found if you know where and how to look. Good luck |

You need to contact any office close to you regarding this. There are programs out there that will help you in this process. Any company that sells homes. You can even contact a foreclosure office for numbers to call regarding your situation. I know this must be hard for you to deal with, but hang in there things will get better. Kina |

If you have the time your city government should post them daily at city hall or some other state agency in your town. I've seen this in GA. Typically for auctions on City Hall steps where you can buy the properties w/i a few weeks if not days. |

Read up and research the topic first so you are knowledgeable and know your stuff. You'll work better with anyone and a specialist, if you know the terms. Then, meet with a few specialsts and be honest of what your intentions are. You'll know than, exactly what's involved. |

If you are looking for a Real Estate agent then go to the HUD website...they have lists of designed Real Estate Brokers for the foreclosed properties. You will have to call each of them and convenience them to take you on...but it would be worth it |

You should probably find one of the guru's that sell their items on late night TV or attend one of the foreclosure seminars listed in your local southern California papers. They have a liting aobut once or twice a month. Listen to the free information given, if the real seminar is not too expensive for you and yodu like the information you heard in the basic seminar, by all means sign up and attend.
You need not purchase but one of the seminars, either the ones you see on tv or the ones from the local newspaper.
There are not too many people working in the foreclosure field that really have the time to be a mentor to a person.
Most of your information will be found thorough trails and errors that you make attempting your own business.
The best thing for you to do is once you have decided on which seminar you will purchase, practice the script given, until you are very familiar with what you are saying and why you are saying it,then add your own touch to it.
The main thing you have to remember is that you must sell yourself and the fact that you are a salesman.
You must decide how you are gonna get leads for the foreclosures in your area.

I would not trust those foreclosure people of which you speak. Possibly a place like that could give you a list to peruse. The banks in your local area would comply - they want to sell them. Also contact your County Assessor's office; once a year they sell properties on which the taxes haven't been paid in the past 3 year. Sometimes you can get a real deal. Try to find (not a property that no one wants but rather one on which the owner cannot afford the taxes and must let it go for taxes. I know a person who purchased one of those for $60,000.00 and it was worth $150,000.00 . Even if you couldn't afford to keep it you could sell it and get yourself into a better financial position. |

First of all it depends on what type of foreclosure property that you are wanting. There is a realtor that I worked for in Bakersfield, Ca. that dealt with VA Foreclosures.
