go to your local courthouse and check the property records for that piece of property . after you have found out the owners name and address, ifyou can't locate him or her at that address and the post office has no forwarding address, puit an ad in the local paper and if you get no response in the allotted time your particular state gives for squatters rights, take possesion of the property and keep it up and pay the taxes for the time your tokd to make it yours |

Go to www.gogle.com and enter the county and state plus the phrase "property appraiser" into the dearch firld. This should give you the tax rolls for that county which are searchable by name or address. Type in the address and *voila*get the owners name.
If there's nothing online for that county, then you can go to the courthouse and ask for help. It's a matter of public record, not a government secret so you can find out very easily. |

You can go to any Land Title Company and have them do a search that will show you not only the last several recorded owners but if there are any liens on the property. If the current owner has not had a deed recorded or the property is in dispute you may need this information as it will show if its being foreclosed upon and by whom or if its part of a probate situation. They can usually do this for somewhere between $75-150 but will vary.
Ultimately you can do all this yourself but it is time consuming. You will need to know the actual address, the tax ID for the property, the year the last mortgage was placed and so forth to do a thourough job. Start with the local assessor. Find out where the tax bills are going. They should also be able to tell you what year that person became responsible for the taxes there which gives you the info about the year the mortgage was given if there is any. They can also provide you with a mailing address of said person if its different from the property itself. Beware some lenders have the tax statements sent directly to them and it wont help you locate the owner but you will have something to follow up on.They can also give you the property ID information.Then check with the recorders office for that county and see if the person shown on the last recorded deed is the same as the person who receives the taxes. Finally check with the treasurers office to see if its been seized because of failure to pay taxes as the county may now be in posession as it is planned to be auctioned. |
