I am not sure how bad that credit score actually is but usually your interest rate will be increased and you will have to buy PMI insurance too! You will have to put down some money do to this.

Check with your local county for home buyers assistance programs or maybe an FHA loan could help. You will need to speak to a sub prime lender (credit scores under 600) and you will probably have to bring 10-15% down.

When you go for pre-qualification, talk to your loan officer about this... he/she may be able to help you pay off some items - Loan officers are hip to many programs out in the market for this purpose. Many times you can settle for a fraction of the price. And this will increase your credit score with in 72 hours. Again, talk to your loan officer about these programs. I recommend speaking with either a mortgage professional or a credit repair service. Some programs (like FHA) put more weight in your credit history rather than your credit score. Meaning, if you have paid your bills on-time and in-full for the past 12-24 months then you may be eligible for an FHA loan.
