It is great you are starting the search for a home and financing early. The best thing working for you right now is time. Since you are not pressured to by a home in the next 60 days there are many options to help you obtain your dream of homeownership.
1. I see you have checked your credit already. This is a great start. You can find financing with where your score currently is, but there will be many restrictions. You will likley need more money for a down payment
2. Improve your score - Everyone’s situation is different. Some things you can do to improve your score are:
- Pay your bills on time
- Get credit balances below 75%, 50%, 35% of available credit
- Do not open any new accounts or apply for additional credit
- Do not close any accounts
- Dispute errors on your report

There are companies that can assist you in improving your score. Please note everything they do, you can do for free on your own.
3. Consult with a loan officer to see what programs you qualify for now and what you need to qualify for better programs.
4. If you get your score into the low 600s you may be eligible for First Time Home Buyer (FTHB) Progarms sponsored by your city, county and state. There are income and credit requirements.

Maybe a doll house or dog house, it is sad for young folk. Sadly many turn to mobile homes which are ok but detiorate rather quickly and also depreciate. Regular homes tend to appreciate over time and they become part of your wealth. Mobile homes provide shelter but they lose money like automobiles. |

Good time to buy?
In most area of the U.S., housing price stopped going up as inventory continues to build up. It is normal to see a correction as a boom that lasted for several years.
If you are investing new money in to real estate, this may not be a good time as the potential return on investment is small compare to the high risk of lower home price.
If you are doing a side way move, meaning you are selling one to buy another one, then it is acceptable.
Nothing is absolute, but housing market is very likely undergoing a correction and this is only the beginning. Some say this would be a soft landing (0 to 10%). Some say a big crashing is coming (10 to 20%).

There are many available programs for people in almost any situation. You can buy a house with no money down, but its easier if you can put down the $10,000.
Having debt, actually shows that you have credit. If you have a full time job and can show that you can afford mortgage payments, then you should easily be able to buy a house. Try e-loan or lendingtree.com and fill out an application. |

go see a mortgage lender and see what the best way to approach this. you may get a better interest rate if your debt to income ratio is lower, however, you may need the 10,000 to cover closing costs and a down payment so check into it with the bank. plus they will be able to tell you what you are approved for and what your next steps are. always start with the bank so you know what price range you need to look for, what your payments will be, etc. |

If you have $10,000.00 that is a good down payment you would not even need to use that much depending on the price range on the house is that you are looking to buy your best bet is to talk to a mortgage person and get a qualification b4 you go to a Realtor because they will need to have you prequalified b4 they can find you a home because they need to know what price range you can afford b4 they start looking for you.
