In my area the local board of realtors has a site that allows search by date. If yours does not, contact a realtor and they can search the MLS by date for you.

Your other option is to narrow your price range as much as possible. Search in increments of $5,000 within one zip code only. That may find it.

I'm a real estate paralegal, and I can tell you that one thing you can do to find the the "freshest" homes on the market is if you go directly to the website of the realtor. So if its a Today Real Estate home, you'd go to their website.

Also, Realtor.com is superb for searching local listings in your area. Here you'll find a comprehensive listing along with the realtor and their number, as well as the houses' personal MLS ID number so you can tell the realtor the exact house you're interested in.

Most websites are not updated quick enough to show new listings at least for a few days. Contact a realtor and tell them to sign you up for the automatic listing notifications. Immediately after a listing is put into the MLS system, it shoots out emails to everyone looking for a property in a certain area. I bought my house in a time when houses were being put under contract within hours so you had to be quick. I got notified of the listing, saw it within the hour and had a contract on it immediately. If I had waited to see if it would show up on a website, I would have never gotten it.

If you can find the exact house you're interested in purchasing, don't go to a Realtor. "Your" Realtor doesn't work for you but for the buyer in the sale of the home. He/she works for the seller in getting the highest price possible out of you.

A Realtor is only good for the buyer when trying to find a home to purchase.

Find a REALTOR with a website in your area that shows a local MLS list. Then contact them and ask them to put you on their email list that will email you automatically of all new listings that meet your criteria.

If you are a buyer, a real estate agent costs you nothing. Their commission comes from the seller. Keep in mind that the longer a home is on the market, the better off yo are as the buyer because the seller becomes more anxious to sell their home. Good luck!
