We've been living in this house for about 2 months now, and it's really old. There's mold in one bedroom, and nasty carpet in the other. Now all we use those rooms for is storage, and live mainly out of the living room with our bed and TV and stuff. We were just going to move here temporarily, but we really like the location and the privacy, plus the low rent. We want to do improvements like new carpet, doors, tiling, sinks, painting, windows, shower, and all that, but our landlord said we couldn't even paint when we asked from the begining. We're even willing to pay for it ourselves. And I found out I was pregnant, and we need to get these things going if we're going to do it. Our landlord is like 90 years old and can barely walk. He thinks he knows what's best, but we would only help him! This house is in dire need of something. How can we convince him that it will only help the value of the house, not hurt it? And convince him to let us do it. The only other option is moving out. Additional Details I didn't ask wether it was a good idea or not. I asked how do we get him to let us do it? |

As a landlord he should understand that your time and effort into his home shows that you are a good tenant and that you are going to take care of his investment and not be a bad tenant. Offer that if he buy the materials for his home, that you will do the upkeep for free. You are living their and want to live in a nice home, so offer your time for his investment. This is what my wife and I always did and we had a nice home to live in and had a good relationship with our landlords. |

I would check your contract to see if there is anything in it about decoration. If not ask the Citizens Advice for help. You should be able to make improvements such as painting without the consent of the landlord.
I would check first before you carry out any improvement though. |

I'm sorry, but if your landlord is 90 years old...he's probably set in his ways, and maybe the house has some sort of sentimental value to him and that is why he's not willing to work with you.
Unfortunately you may have to move b/c it is unhealthy to be around growing mold...especially for your little fetus. And there's no sense in taking action against him when it will only cause drama.
If there's mold there, imagine what else there could be.
And if you're willing to put money into fixing it up....maybe you should just pay more rent for something that's already finished...and cleaner. Think about your little one on the way!

maybe if you report the poor conditions to the board of health or code inspector the city will order improvements....but this is a really crazy situation you're describing. when you rent, it's like being a houseguest only you have to pay through the nose for the privilege. |

Are you crazy? Why would you want to sink that kind of money into a rental. I would look for somewhere else to live, especially if I were pregnant and there was mold in the house. |

Talk to your doctor. See if he can write you something saying that for health reasons the following needs to be fixed. Or if it's that bad, talk to somebody that works for the Housing Authority of your city. |

You really should not invest all that money into a home that you don't own. You're going to be spending thousands and thousands of dollars into renovating a home that is not yours. Why not take that money and use it as a down payment on your own home?
Not only that, if your landlord is that old, when he dies and whoever inherits the house may or may not renew your lease. |

Tell him that you are willing to pay for the improvement to the house all you ask is that he keep the rent the same price. Before you go to him with the ideal maybe go ahead and fine out how much it's going to cost and show that to him. Contact a family member and maybe explain to them what you want to do if he say no. |

YOU shouldn't be doing these repairs, HE should be doing them. The mold thing is a very serious issue and can cause unseen health problems. This is a huge health risk.
As for nasty carpetting, if you moved in when they looked like that...I would strongly suggest calling him about the state of the carpets and let him know that you can't even take off your shoes in your own house.
If you are pregnant this just makes all these health risks in your home even more worse. Your landlord, age 90 or not, is responsible ultimately for the upkeep of your place. You pay rent to him so he will fix these things! It is against the law for him not to fix this. I'm sure he has a maintenance staff.
If calling him does not work, I would suggest leaving a message on his phone about how you've documented everything (good idea to take pictures of this stuff - he might try to stiff you later) and would appreciate it if he fixed these problems without you going to the County/City Health Department. |

Hi,
Buy improving your place, it will make it more worthy.
So that's a good thing.
But don't let your landlord raise the rent, for it's you who's making the improvements, not him.
I don't know the law there, but I guess that the landlord cannot prevent a tenent (is this the right word ?) from painting the inside of a house (as long as the colours are kept a bout the same ?).
Check for an association on your area and they will tell you about it. Something like Tenents Association.
