How do we tell our real estate agent that we bought a home without him?
We have been working with a buyers agent for over a year without a contract. He has been very nice and patient as we suspended our search for almost a year and decided to rent a house instead. Now we have purchased the house we were renting. The owners sold it to us For Sale By Owner so no real estate commissions were paid. This allowed us to afford a house we otherwise would have passed up.

Now we have to tell our Realtor, which is a bummer. He is very nice and continues to e-mail us listings. He has spent 3 or 4 days driving us around to look at property, so we feel like we should compensate him for something. Any suggestions? Is this just a hazard of being in real estate?

Im sure your realtor has expirenced this before...

so just call him and thank him, and let him know you have made other decions that have suitedd you better, and thank him for his time and effort.

Then as an extra gesture send him a gift to his office, good prfessional gifts are....

as agents you really know that this is part of the package, but I would tell him Immediatly so he doesnt waste more time on you when h could be using this time to make oney with other potention clients. Also a few recommendations to friends would also make up for your slight, word of mouth is everything in this business, not say ing you have o go out of your way of anything, but you did say he was nice so if a friend tells you they want to list a home or that they are in the market give them his #.

Just remember word of mouth is everyhting he may not get a sale off og you but maybe from a friend or neighbor.

He is a professional and this is part of his job. He knows the risks. He didn't find you a home therefore you do not owe him anything. You can thank him and say that you will recommend him to others, but don't feel bad or obligated. This is how sales works.

maybe write a thank-u note for all he has done for u, then say that u happened to find something that suits your budget better and have been very grateful for his help. just make sure u are nice about it. hope this helps

You should tell him that you have bought a 'for sale by owner' house you were renting, thank him for all of his help, and offer to write him a reference to use in his business, then write it if he say's he'd like that. That is ALL you must do, and also all you should do. You do not 'owe' this realtor any money UNLESS you signed a contract. If you want you may send a $50 'gift card' to him, but that could actually be an 'insult' since he is a professional who knows that people who use his services don't always buy through him.

Since you bought the home you were renting from the people you were renting it from, he shouldn't have any bad feelings about it. It's not like you used another agent or went out shopping around without him. I'm sure he will be disappointed and it will be hard to tell him, but he should appreciate you telling him as soon as possible so he can spend his time with other clients.

Tough one, but good heart for thinking of him....Since there was no contract - that was a risk he was taking - He would have to understand that paying the fees to him, you wouldn't have been able to afford the house....I'd say if you want to feel better, do something for his time...I wouldn't know what would be comfortable to you - maybe dinner and a check for a certain amount per hour of those days so it's not a complete loss...You can explain and if he's as good a person as you say, he'll understand. He would have done the same thing...plus, he didnt' find you the house did he?...

Well it wont be the first time it has happened to the agent. Just sent him an e-mail stating that you have found a place that is in your budget and thank the agent for all the hard work they have done. Easy as 123. But you need to do it ASAP so the agent can use their energy on another client.

He will have to get over it. No contractual right to anything. A bottle of wine or dinner would be a nice gesture. If he's cool, he'll still be okay knowing that you will want to sell someday, and he's your man.

Just email him back and say you are no longer interested and thank him for all his help. You don't have to tell everything you know. Without a contract, you owe him nothing. He wins some and he loses some, part of the job.

You don't have to explain anything to him, he is in this career and is obviously making money, he was just trying to make some more from you. Just tell him that you are no longer looking and if he asks why you say you have bought a house and thats all. You owe him nothing.

This answer is more for the people that say "Oh who care" or something of that nature.

These are probably the same people that Bit## and complain that the realtor makes too much....

Well you can't have it both ways. A realtor deserve's what they make because they can spend time with a buyer or seller and never make a dime. So when you average it out they aren't making as much as you think.

And for some of you bone heads who think that most agents get a full 3%....uh, yeah no!

They have to split it with their broker and a lot of agents are a team of two where they split it again. Then they have run expenses through their commissions, gas, computers, cameras, desk rent, MLS, realtor fees, self employment taxes...after a while the money that started out isn't there anymore.

Anyways, back to your question.... Just tell the guy the circumstances and he'll be miffed a bit, but hey, it's a learning experience, he should never show houses without an exclusive buyer's broker agreement.

Congrats on the house though.

Ouch. Unfortunately for him, you purchased directly from the seller. Unless he helped you find the house, when you first decided to rent, then he should understand. It's part of his job, sometimes the deal is found elsewhere. I would invite him over for a nice dinner and tell him that the person you are renting from decided to sell and gave you a price you couldn't pass up. Sounds like the relationship with your family is more than just an Agent/buyer relationship, so I'm sure he'll understand.

You are like me ... You feel bad.. Look this is his job, he gets paid for doing that. He should be happy for you that you found a place and don't worry, Maybe send him a basket to tell him thanks for all his hard work? Or that you appreciated his service. Or better yet, you will refer him in the future. They live off referrals

you just tell them. I had to do the same thing. I didn't tell them until we closed, just in case. but I called & let her know we had found a GREAT deal on a by owner home. and she was kinda rude. she made some kind of comment like "all that work" or something like that. oh well. sometimes that happens. don't feel bad.

wow what kind of ethics do you have? you let him drive you around...for days and this is how you repay him..kinda crappy if you ask me..i understand you bought the house for sale by owner..but even if you had brought your agent in...he would have got 3 percent and the seller had to pay it...i would be irked at you personally

We had the same situation a couple of years ago. I simply made up a really nice gift basket and sent it to the office with a note explaining we had purchased FSBO, thanked them for their time and effort, assured them we would recommend them and if we were in need of an broker in the future we would contact them.
They were very nice about it. It's all part of the job and I think it's easier for them to swallow a FSBO sale than a went to another agent sale.

You don't owe him anything. Just email him and say that you have already bought a house through a "for sale by owner" ad.

Would your realtor have issues accepting a higher offer than yours and having to tell you? No..

Don't stress it, he'll earn his bucks outta someone else and congratulations on your new house and not having to pay commission!

If there was no contract signed, then no commission would be paid to the agent, so it shouldn't matter to your friend.

yeah this is a tricky situation, that i was in at one time.
Well what I did was say "Sorry, Jason, I have decieded to go a different way with buying a house." He was perfectly ok with it. You dont have to explain yourself the your real estate agent.
