I agree with Herb R with regards to the No Doc loan (we call it the NINJA- No Income, No Job no Assets). However, this loan is based solely on your credit so if that is low you may not even qualify for the No Doc, and if you do the interest rate is going to be ridiculous. I would recommend that you get a job and save some cash before you purchase. Or at the very least try to improve your credit |

Look for a rent-to-own situation. If you find a house you like for rent, ask if the landlord is willing to sell it to you. Enter into a Land Contract with him. Pay him *BY CHECK* for 12 months on time before the due date.
In the meantime, open up some secured credit cards from Wells Fargo and Bank of America and keep them current. In fact, only use as much as you can pay off by the due date.
After 12 months you can get a mortgage to buy the house off of him. If you improved your credit and got a deal on the house, you may be able to borrow extra money from the bank to pay for your closing costs and some cash-out.
The other way is to buy a home from a close family member for a discount. You can use the equity in the house to your advantage. Depends on how bad your credit is.
These are the ONLY two ways you can legally buy a house with no money out of your pocket.

You'll want to work with a local mortgage broker. You should speak to one right away so you can start taking actions to improve your credit. You may have issues like liens that will have to be addressed. |

Its called a No Doc loan...or as we call it in the Mortgage world, a Drug dealer loan. Your rate will be REALLY high but you can get a home. Not sure how you will pay for this REALLY high payment house though.... |

ok, this is a brave question and I realize that the poser has already anticipated the default responses.
Of course, there is no such thing as 'free lunch' and naturally the questioner isn't asking for one.
I interpret his question as "how can own a home quickly when I am broke".
Some of my ideas (some are outrageous, some are related and others not) :
-Get married to a wealthy spouse
-Set realistic target; Move to a cheap place. Find a 1 bedroom house in cheap states like Montana, if you can move there. You should be able to move since you don't have a job now. It is cheaper to own than rent in many places. Get interest-only mortgage if possible. Use "stated income" to circumvent income-proof. This may increase your interest rate marginally but if you are buying a $12K manufactured home that increase won't make a serious difference. You should be able to find such a home where you pay only $100 per month for mortgage.
-There are many charity organizations that provide support to distressed people. They may provide temporary shelter for a few months and help you save some money.
-There are several click and earn programs in internet. Spend more time searching for them than posting worthless messages in yahoo board bashing libs and cons.
-Write a book quickly. It could be about how a "no income, no credit, no cash loser got his own home" or some such topic. There are "print on demand" companies that will market your book. It costs $30 or so to get a copyright for a book.
-There are little towns in some states (in US and Canada) that offer $1 lots where you can build a house. Get one, and build your own little paradise, brick by brick. Or move a manufactured home there. |
