How do you find out how much houses have been selling for in a neighborhood?
All the advice I've seen about home buying says to find out how much houses in a given neighborhood have been selling for, so you will know how much to offer a seller. Any ideas where I can find that?

On-line, go to your county / city website & look up "Property Appraiser" or "tax record search" or "real estate record search". It depends where you live is what they call it. I live in Central FL, so if you need the websites for that area, I can help you out.

look up county's auditor website. it lists a lot of information of this sort. it will give you the original value or whatever the county appraised it at.

1. You can ask your realtor.
2. You can check the county records. Many counties have online access to their records.
3. You can go to one of the valuation websites such as the one below.

zillow.com will give you recently sold for prices without having to talk to an idiot realtor.......
by the way the realtors will tell you that zillow isnt accurate, but thats only because they want to keep you hooked on to their very-low value for the money services

That hooey about specialized software is garbage.

Zillow will give you estimates of what the property is worth, and they will give you the last price the property sold for...that is 100% accurate....zillow gets this information from public records just like you can, and puts them somewhere easy for you to get at them....

The projected price value might be off a bit, but the last sold for price is spot on.

It's public knowledge. Go to your town hall and ask.

Use your County Assessor website. That way you know it is not biased, you don't have to talk to a sales person/realtor and you know that it the most accuarate source. Sometimes when you ask a realtor they get their info from MLS (the listing service of homes sold and currently for sale) Many times this information is not accurate if you crossed checked sales price in MLS for what the county assessor records contain you will usually find many errors. When working with a realtor you have to be very careful maybe one out of a hundred will be useful -

Ask the people that live near by.That is what I would do.

Best thing is to check the classified in the local newspaper. Also if you go to the municipal
building, they keep open records of new home sales

I'm a REALTORĀ®, we have specialized software that can give you all the information you need, zillow has been getting better, but is still a little bit off, in some cases a lot a bit.
REALTORSĀ® are free to the buyer, and can ensure a smooth transaction.
I can put you in contact with an ABR (acredited buyer representative) REALTORĀ® in your area that has been pre-screened. A buyers agent can benefit you a lot.
I recomed you read report #9, and feel free to request any other you need.
