If you go to a bank or mortgage broker, your loan officer will be able to assure you that you can secure the financing you need to buy a home. They will be able to tell you what price range you should be looking in based on your income and what you consider a comfortable monthly mortgage payment.
Your loan officer can then refer you to a realtor that they know will help you find what you're looking for and help you make the process go smoothly. |

1. Go to a bank/mortgage company/lending institution. Let them prequalify you, so that you two know what you can and can't afford, what your price range will be, and what you need to do first--if anything--before purchasing.
2. After you've been prequalified, find a realtor! They'll help you find what you're looking for. The more info you can take/tell them, the better! Let them know your price range, needs, etc.

First you find the money, then the property. You do not need to be on the loan, but make sure your boyfriend includes you on title while buying the place if you helped pay for the place. That way, if you break up, you have claim to the property. I would also draw up a contract outlining what should happen to your interest in the property should one of you die, become disabled and/or break up.
