Our house is located in the Denver area. We can't afford to lower the price as it is at the price we need just to break even. I need real answers. My husband and I have three little kids and we currently live in Kansas. The house was on the market without even a real nibble. We were going to rent the place, but that fell through. Can anyone see why I feel desperate?

You need to ACT, not feel desperate. What have you DONE to help it sell? Have you updated the kitchen or bathroom, or the floor coverings? Those three areas will do more to help make you home appealing to the interested buyer. Just feeling desperate will do you, or your house any good. |

My mother-in-law is the guru of commerce...she sells puppies, buys and sells houses like they're trading cards..buys cars, sells cars...and I have to tell you she's a marvel to watch.
She would tell you that what you are doing wrong is this...you are selling at the wrong time of year. People buy in the spring. So here it's April, and people are going to start buying more...school is out soon, kids are more mobile, and like that.
Don't give up. Don't get discouraged. Keep praying...and be patient. You'll get what you need. Don't worry. Spring. That's your secret. |

Do not feel desperate.
The market is pretty bad all over.
You did not say how long you have been waiting; but just do what you can to make your home more marketable and just be patient. The right buyer will come along. Have you considered leasing, lease - to own, or the other options? |
