Compare compare compare---I learned the hard way. GET THE COSTS UPFRONT BEFORE YOU SIGN ANYTHING. A mortgage broker got absolutely vicious w/me when he found out I was also talking with others. |

The best thing to do is have the mortgage broker take you through all the charges, one by one, and thoroughly explain what it is and what it's for. You should also get quotes (and the same explainations, charge by charge) from one or two more mortgage brokers and compare totals. Also, a good mortgage broker will attend the closing with you to ensure paperwork is exactly what was agreed upon. |

overcharged in closing costs...hmmm...thats such a broad question. Depends on what state your in.
Look at your good faith estimate when you first applied. That should have given you an idea of what you would be looking at. Good rule of thumb is to ask to see a copy of your Hud-1 statement at least 72 hours prior to closing, and if it looks like they are nickel and diming you, then question it. Remember all fees can be waived or reduced, it just depends on how much the other guy is willing to give up to get the deal done. And be ready to walk away at anytime, you can always reschedule. But keep in mind hes got a family to feed also, so dont expect him to work for free. |

The company is suppose to supply you with a good faith estimate on closing costs before you sign anything. Make sure you review this document with your attorney. he can tell you if there is anything outside the norm. |

the most that an agent can charge you is 6% of the first loan amount sometimes it depends on the lender because other lender will allow to charge you 6% of the purhcase price but most of the lender will only allow agents to charge 6% of the 80% of the purchase price. if you are being charge over 6% you can complain and your agent can get into alot of trouble. most real estate company is different but everything should be disclose to you even before you sign the application(1003) or any disclosure before the loan processing. if you are planning to deal with any realtor make sure that you ask for a GFE its an estimate fr all the charges that their office is charging you if anyting change at the end or at signing you can complain because you signed the GFE and it should be the same at the signing because most of the time people gives the the GFE with barely any charges but when its time to sign the documents all the charges shows up so be careful with that. and always make sure that your dealing with a licensed realtor you can go to dre.ca.gov to make sure that your realtor is a licensed realtor. |

When my husband and I bought our house we called around to different lawyers and notorys. We found most charged the same. We are from Canada, so if you are in the US or anywhere else i dont know the procedure for u. We had to pay the property transfer tax because we put down more than required. We also bought a new house so we had to pay 4% GST. I think if you dont include the cost of the GST we paied around 1000.00 in lawyers fees and transfer taxes. If you are worried you might be ripped off you can ask your realator what is considered reasonable. Good luck on your purchase. |

a good agent should be able to steer you in the right direction.
look at closing statement carefully. if you don't know about a charge ask.
in Utah you are supposed to have your closing statement 24hrs before closing |
