Chris C's got some good pointers. Some I'd add:
People like the ones that live in your neighborhood will likely buy your house. Ask your neighbors if they know anyone that they want as a neighbor. (I used to call the nearest 200 neighbors every time I had an open house when I was working the biz.)
Check price position. Houses that get offers are within 2% of the market.
Use the median selling time + half as a guage. Some markets or neighborhoods just take a few months, no matter what you do.
If you're not using a real estate agent, consider it. You'll want the BUSIEST one you can find who has an ASSISTANT you like. The busy ones get the coverage, the assistants close the deals. (In real estate, it's the 93/7 rule--instead of the 80/20 rule--93% of the homes are sold by 7% of the agents).
As a last resort (because you often don't get your money back on more ambitious projects), neutralize personality. Walls go white, old fixtures go bottom-of-the-barrel Home Depot style, new carpets get just a touch above commercial grade (cheap), cabinets get painted (not redone). You're offering a blank canvas, not a finished masterpiece.
I haven't seen a real difference for things like online marketing, 360 degree pictures, talking signs, special phone systems, or other stuff like that. Professional looking flyers do work and having your home on a Realtor's regular bus tour (if you're listed with them) works too.

Your house maybe looking very shabby, so spend a small amount on your house by giving it a little face lift, then see the results, paint, mend all yr broken doors, windows, cabinets etc, paint the doors and windows, cover all cracks, then you will get a good buyer fast. |

1. Take out your personal belongings. Make it look generic.
2. Paint the walls in subtle colors.
3. Reduce the price or contribute to closing costs.
4. Touch-up the landscaping
5. Deodorize... not using heavy sprays or incense.

You paint it and remodel as cheaply as possible and don't waste time following house prices down. In other words, look to see what else is available in your area (the competition) and then set your price lower than everyone else. |

Repaint, triming trees. Make a guest house of 1-2 rooms. Invite friend/(s) for 1-2 days. Start guest house and after running you can sell it an attractive price. |

try advertising it a lower price, some cosmetic updates, additional repairs, updating fixtures,etc. landscaping the lot, adding a porch,drive way,etc. making minor adjustments but adding to the price as well it will pay off !!! |

Dish out a little $$ and hire a House Stager. (a couple hundred $)They come into your house and show you what you can do with what you've got that will maximize your house's potential. (Rearranging furniture, removing pictures from walls, etc.) Sounds stupid, but it works. My inlaw's had their house on the market for 7 months, then they hired a stager. It sold the next week after taking her advice. Coincidence? Possibly, but the house looked 100x more appealing after the stager came through. |
