How does a stripper verify her income when trying to rent a house?
Because she is a dancer, all her income comes from tips. She wouldnt recieve a pay stub... What does she need to verify her income when applying to rent property?

Ask the manager to write a letter, verifying that she is an independent contractor and makes X amount per week.

Bank statements to prove deposits. This alone doesn't work with most landlords.

Offer to pay three months advanced rent.

Tell the landlord she is a bartender or waitress, and works solely off of tips.

Have someone trustworthy co-sign the lease.

If the above doesn't work, find privately owned property to rent. The owner may be much more flexible, and bank statements would probably be accepted.

Also, if she is not accurately reporting her income, keep in mind that leasing will create a paper trail that her taxes may not be able to support.

Your/her income tax return. You/she are/is paying income taxes right? If not you might have bigger problems.

if she gets cash and does not report it, nothing can be done to verify income, no tax return to fall back on

need to find a rental most likely mom & pop place where they are not going to require a credit check, not easy but not implossible to find

okay! i danced for a little while about 3 years ago. first thing, bank deposit receipts really don't mean jack because there is no REAL way to know if that is YOUR money going in the account. what i did was i did the honest thing and i reported ALL my tip money for about 4 or 5 months. ya, you get taxed on it and that sucks, but it will show income. then you can ask the manager of the club to write a little letter saying that you are an independent contractor and you have been there for X amount of years. if your credit is good then you should not have a problem renting a house.

She ought to have received and filed a 1099 form which is what you use if you have discretionary income such as a real estate agent, a loan office and I am guessing even a stripper... If she does not have her 2006 1099 done then she should provide most recent 3-month copies of her bank statements as alternative proof of income....she does have a bank acct. right?????

This one is easy! Have the potential landlord, call the club, ask to speak to the bookkeeper, usually best time to catch office clerks etc is before 12 in afternoon. All they have to do is ask what the percentage of mandatory tipout is per night that girl works, and ask how many nights or days is it that she works, make sure that the wanna be renter notifies office first to allow them to give that info out.( some states it is illegal ), this way Landlord would know that if min tip out total is 10% and she has tipped out $100.00 per shift and works 3 shifts per week, well there you have it! YOU HAVE A GROSS AND NET FIGURE TO WORK WITH~ also, where ever she is living now, the power company, gas company, cell phone company can be references as well.

She probably gets a paycheck. A Tax statement would probably due. Same way a waitress would.

An income tax return, for the last couple years. If she didn't declare it, it doesn't exist.

You can use a letter of employment on a professional letter head from her employer to verify an average amout she makes in tips.

I would also call and verify over the phone with the employer the information stated in the letter.

Everyone knows that certain tipped employees underreport income. Simply keep track of your income for a few months on a calender and take that to your prospective property manager or landlord. Some may not accept it but many will.

If she reported her income honestly, maybe she can use her tax returns.

The landlord wouldn't be so interested in verifying her income as he would be in verifying her assets.
