Usually 90 days before the lender will start foreclosure proceedings. After that it depends on how fast the paperwork gets done. You will be notified many times during the foreclosure process. |

You'll be told in a hurry if you don't pay your mortgage. They'll let you miss one payment usually before phoning. After that, you'll be sent a letter. A couple of months later, you'll be homeless. |

After 120 days your served an NOD (notice of default). from that point on you usually have another 120-140 days before your home forecloses. Once it forecloses, the bank, or the new owner of the house (depends if it sold at auction) has to evict you. This will take another 30-60 days. Some times the process takes a little longer depending on who your lender is. Figure from the time you stop making payments, you have anywhere from 7-12 months before you have to be out of the house.
Once you are offically in foreclosure, you can usually call your lender and find out when the house is scheduled to sell at auction. This will give you a pretty good indication of when you need to be out.
If you want to save your home, you can contact me and I will help you do a modification (not a refinance) so the lender can adjust the terms, rates, payments, etc on your mortgage. email: (cole123@npgcable.com) |

You'll know because the lender will notify you that you're in default and finally attempt to auction the house. |

Usually 6 months, but you will receive plenty of notices from the lender advising you of the auction date. |

Once you home has been foreclosed you have a six month redemption period before you have to move out. The amount of time it takes for the foreclosure process varies depending on the lender (usually 3 to 6 months). |

Having lost 2 homes to forclosure in my life...
usually takes about 6 months of non-payment
on the mortgage before they lock you out.
In my cases, there was no recovery for me
and I had to give up my homes forever.
If this will be your situation as well, I can
give some pointers from personal experience.
Start having garage & yard sales now to
unload all the excess unnecessary items
you don't want to have to pack up and try
to relocate with.
Donate what you can't sell to charity for the
tax write-off.
Make plans/arrangements for where you
will live when the time comes to leave.
Be all packed up and gone ONE day before
they come to lock you out.
You do not have to leave the premisis at
all until the final day. So stay and enjoy the
home until then. Without making the mortgage
payments you may be able to save enough
money to make your relocation easier than
you think.
If at all possible, file for bankruptcy.
It will get any lien-holders off your back,
save you money and restore your credit.
Good Luck to You. |
