Ummm, I know here in Ca. its hard. Although they say there are many special programs out there, I've yet to find one that doesn't require a large down payment.
Get onto the web and look for your state and keywords such as first time home purchase, bad credit..........play with the words, you'll find what you're looking for.......... |

actually, it isn't hard, just very, very expensive. You will be made to pay off any outstanding debts and/or bad debts. Plus, in all likelihood you will pay a premium in interest, which will force you to look for a less expensive house.
My best advice is to find a lender and get pre-approved for a loan. This will help in two ways...(1) to find out exactly how bad your credit really is and what you have to do to clean it up and (2) if you are pre-approved, you will know exactly how much you are approved for, that way you will not look and fall in love with a house that you can't afford. |

check into FHA loans or HUD 1 loans they will give a grant for closing and down payments also ask about 1st. time home buyers programs.also its easier to call mortgages services then banks.your int rest may be a little high but it is worth owning your own home. |

I am a mortgage specialist. Much of what has been said is quite true. The one thing that has not been addressed is what your idea of "bad credit" is. Since I have been in this business, I have seen many cases were people considered
their credit to be "bad credit" simply because it wasn't perfect. I don't know about your credit in particular, but
many times the credit in question may not be as bad as you think. Therefore, it is possible that you may qualify for a

Yes! You'll be raped on the interest thats if anyone will loan you the money. I am an agent and I advise you to improve your credit anyway you can as soon as you can and then in about 3 years think about purchasing a home. |

Varies tremendously, but it can be done. I would suggest contacting several mortgage brokers, as they can often put together deals that are customized for your region. You may want to consider a condo as a starter. Most importantly, read up online or buy some books. |
