Sassy | How hard is it to buy a house? How long does it take? |

How hard it is depends on your finances and credit score. If you have good credit, it is fairly painless to obtain a mortgage.
How long it takes depends on you. I was working with one couple for 6 weeks from the time we first started looking in the MLS, they bought the first house they looked at and were in it. There are others that have been looking for months and haven't found "the" house yet.
From the time you have an accepted offer until the house closes is typically 4 - 6 weeks. |

well you look for houses, find one that you like that your income/expense percentage is within your budget, go to the bank to apply for a loan, make an offer on the house, wait for the seller to accept or reject your offer, pay for someone to inspect the house and wait one or two months to close and take posession of the house. typically two to three months. |

I didn't find it very hard and it took about 3 months from looking for houses and applying for a mortgage until the closing day. I doubt this is most people's experience, but I went through a first time home buyer program. I met all the requirements, had all my tax, bank, and pay history readily available, and the part that took the longest was finding the right house. |

Hi! Good question. It can be very difficult to buy a house, but with the right team of people, it can be very easy. Make sure that you have an honest realtor, and use a private escrow company. Not one that is attached a title company, they generally are only in it for the money. A private escrow company has to keep its reputation up. Depending on the house you buy, it can close in as little as 3 weeks or it can go on for a long period of time.
Make sure that you understand what you are getting into BEFORE you sign the papers. Once they are signed and recorded, there is nothing that anyone can do. |

Can take as little as 30 days. If you are in an area hard hit by the economy now can be a great (and fun) time to buy. |

Usually 30-45 days from date offer is accepted to date of closing. Cash deals can be faster--meaning no mortgage involved.
Don't buy MORE house than you need, more house than you can afford.
That's half the problem with the lending crisis, people who couldn't afford a house buying more house than they could pay for.
Get an attorney from the beginning, to guide you through the process. It's the biggest purchase of your life, so pay a little for expert advice. Also get a paid home inspection. |

Hi!
Buying a house is one of the most important decisions you will make in your entire life time...
So much is involved in buying a home.
1- TIME: time will be one important factor involved in house hunting.
You need time to actually look thru ads (internet, newspaper, real estate listings) to find your potential home.
2- RESEARCH / HOMEWORK: you definately will spend alot of time doing research on the property you eventually will buy
(School district, community culture, transportation, taxes, any open violations or liens on the property..etc..
3-HIRE AN ATTORNEY: you will need an attorney to write up your contract.
They will also do a title search on the property
4- LOOK FOR A MORTAGE LOAN: you will have to go mortage shopping to see which bank can offer you the best rate.
5- HOME INSURANCE: you will have to shop for home insurance
These are just a few things that you will have to do when you decide to buy a home...
I would say that it isnt easy but if you are an educated home buyer and you have done your research... You will be able to find the home of your dreams
as far as time... It will vary from circumstances, but buying a house should not be rushed and every last detail needs to be satisfactory to you!
Good Luck! |
