It could be hard, many things to consider before buying. Schools, condo vs house, taxes, condition of the house, how much down payment you have. Can you afford it after all the expenses, insurance, heat, electric, internet, phone, cable, maintenance. |

Decide on the amount of monthly payment that you can afford. Forget what the bank says, decide what you can afford and don't get into payments any higher than that. Prove it to yourself before you get a mortgage. Lets say you think you can afford $1500 per month. If you are currently paying $800 per month in rent, then you should be able to put $700 per month into savings. Do this for a while. After 6 months or so, you will not only have proven to yourself that you can afford that monthly payment, but you will have saved up a nice chunk of money toward a down payment and closing costs.
Once you know what you can afford for a monthly payment, get financing within that limit. Don't forget that your payment amount should include estimated amounts for taxes, insurance, utilities, and repairs/maintenance. Once you know how much you can afford, then you can start looking at houses in your price range. |

Just make sure you have about $7000 for your downpayment and closing costs. You'll probably need more money just to fix the home up to your liking. |

all mortgages require 3 things collateral (home value) capacity to service the debt (income vs out go) and credit (score good enough)
Now in each of these the most important is capacity.
Do you have your down payment?
Do you have your closing cost?
Do you have reserves?
I also want to tell clients to have emergency funds in place although not required it is a great idea to have 6 months total living expenses some place that you can access in case of emergency and replace it when used asap
How good is your credit? 580 and above middle scores for FHA
The hme must appraise for the purchase price or more if not and you continue then you must bring the shortfall to close as well.
Have you set aside a decorating budget?
What about utility set fees?
Do you want a house or a condo?
School districts etc

If you have a 2 year job history, and good credit it is very easy. Get pre-qualified by finding a lender first. You can go to www.fha.gov & find a lender near you to pre-qual you for free. You will need 3% down- it changes to 3.5% on Jan. 1. for FHA- more for other type loans. |

It's easy if you will do everything in order.
1. Choose the area you wish to live in (check that area in the evening), if you see broken cars (cross out on your list)
2. Check schools( if they have a good rating)
3. Taxes, maintenance fees
4.2 story home vs. 1 story home
5. Make shure the property location is not by the major roads or airports (that way no noise at night or day)
6.Check www.zillow.com for property values in you area.
7.It's cheaper to buy a house with no renovations, if you can do it yourself you can save a lot of money that way.
Keep in mind that a neighborhood plays a big role in future resale of your future property, some people say that we (buyers) don't buy a property we buy a neighborhood.

Well, it's been proven that BUYING the house is easy.
Some Americans don't really consider PAYING FOR THE HOUSE to be a priority.
Just check your finances. If you think you can afford $500,000, go for $300,000 because that promotion may not come or you may have a child or any number of "unexpecteds". Cars break down, college funds require funds, kids need money, landscapers like to eat so they don't work for free, taxes in certain areas are horrible, restaurants and gasoline are variables. Don't depend upon what you MAY make in the future. Use this first home as leverage to build credit and get the basics of home ownership down, then you'll be prepared for the next one and the one after that.
Whenever lawyers get involved, you have do deal with irrational crap that is Standard Operating Procedure.

The act of buying a home is not hard - it's just paper work. The hardest part is all of the financial questions that come up before you buy a home. Questions like:
- how much home can I afford
- what is my FICO score
- where can I afford to live
- do I make enough money to pay a mortgage payment plus taxes and insurance each month
- how much money do I need for a down payment and closing costs
Consider all of those before you start looking to buy your first home. |

but thats not to say you cant buy one, if you have a good job that pays well and a partner with a good job then you should be okay.
