Gretchen | How likely is it to get a loan for a home with zero credit? |

You can use what we call "alternative credit" No credit is actually better than bad credit. Alternative credit is being able to provide 3 references with over 12 months of history ,without late payments that do not report to the credit bureau. Examples are: "buy-here-pay-here" auto loans, car insurance, cell phone, utilities like water, electric, gas, cable or satellite, etc.
Where you might have more trouble is if you are currently living somewhere rent-free without verifiable housing expenses. In cases without traditional credit, the underwriters look more closely at your current housing expenses compared to what you will be paying with the proposed loan. They will also be concerned with your job & income stability. If you can show additional reserves in savings/checking it helps also. Underwriters will look favorably upon an ability to manage a checking account without overdrafts. Our credit union offers these type of loans on both FHA and Rural Housing (depending on income and property eligibility). I've closed many loans like this with alternative credit references.
I mention the "alternative credit" because many people have told me they have zero credit because they've never had a bank loan or credit card . |

Not likely, lender underwriting requirement are tightening by the day it seems, and zero credit is a big red flag. My suggestion to you would be to open 1 or 2 credit card with low limits, maybe 300-500. Use them once a week to get groceries, gas, whatever, then pay the balance in full when the bill comes, this will help you establish some credit, good luck |

It is likely if you have a co-signer to help you = ) |

Unfortunately, not good at all. You must have established creditworthiness in order to buy a home. That's what lenders require |

Home loans are now available to many people for whom they would have been out of the question just a few years ago. You’d be in much better shape to bargain for better interest rates if you had a more impressive credit history, but if the house you want is the deal you<!--believe it to be, a bad credit home loan can still work to your advantage.Your best bet in assuming a bad credit home loan is to pay as much cash up front as possible, and see if by doing so you can negotiate a lower interest rate.

You’ll save enough money over the term of the loan to compensate for the sacrifices you had to make in handing over the down payment.
The bad credit home loan can be a win-win proposition for both lenders and borrowers; the lenders, thanks to the higher-->interest rates, get bigger returns on the money loaned, and the borrowers get a homes in which to build equity, and chances to restore their credit records so that the first bad credit home loans they take will also be the last! |
