Other than things like gas checks the Landlord doesn't have any legal (as in breaking the law) obligations when renting you a property. You enter into a contract which is a civil matter and disputes are a Tort (as in a civil wrong). In other words there is nothing illegal in the fact you do not have hot water.
The tenancy will say something like 'the Landlord will maintain and repair such things as heating and hot water within a reasonable timescale'. Everybodys idea of a reasonable timescale is different and when you have no hot water your idea of reasonable will probably be different to the Landlord!! However he/ she has acted reasonably in this case.
You'll just have to keep boiling the kettle in the meantime I'm afraid!

Reasonable is the important word. A plumber takes a couple of days whether you are in an apt or a house, it is reasonable. |

According to my contract, my landlord is obliged to maintain the property within "reasonable time". To be honest, this is a little grey, but if you moved in yesterday and its done tomorrow, you've lost 2 days of hot water, which could be classed as a reasonable time, as plumbers can't necessarily come straight out as soon as you need them.
Read your contract, and if in doubt speak to the estate agent about your concern. If things in future do get a bit more difficult (i'm sure they won't) then you've always got the Citizens Advice Bureau offering their help. |

They have 2 weeks to fix a problem after its reported. That is unresonable living conditions which is against HUD. 14 Buisness days. The door knobs and all the other you will just have to hound them, but hot water is a must. |

I think that is a reasonable repair time. What you have to understand is that it takes PARTS to fix what is wrong up to and including replacing the water heater.
72 hours is very reasonable. If it was during the winter, it would be different, but it's not.
You are correct in the fact that hot water is a LEGAL requirement to rent out a property. However, it's not an emergency if it stops working.
You can take a warm bath by running water, and letting it sit at room temperature for an hour and then boil pots of water to put in.
Anything more than 72 hours, requires an explanation from your landlord. |

It really sounds like you are the one with the attitude. Everyone else is just telling you the truth, and you don't seem to want to listen.
Two days without hot water is not illegal. It hardly even an inconvenience. I have been without hot water for about 2 weeks now. My water heater works, but the gas company keeps coming up with excuses to not come out and turn on the gas.
As for the rest of your problems, it sounds like stuff you should have seen before you rented the apartment. Once you sign the agreement, you take possession of the property as-is unless there are agreements to fix things in writing. |

Our boiler was broken for a month over the winter. The landlord kept on sending cowboys over to fix it and it broke again as soon as they left. It eventually got fixed and the landlord refunded us a week's worth of rent. A few days is acceptable I would think, but if it gets on for a week I would kick up a fuss. The landlords that I have encountered are all w*nkers (our bed has been broken for 6 weeks and they still havnt sent anyone round to fix it) so I wouldnt expect anything (despite the fact that you are giving them copious amounts of money). Yes he can leave you tis long with hot water. If you didn't have heating and no hot water then he/she has to out you in another accomodation. But contractors are busy which they work by bookings, they mainly take 1 week normally. Hope it gets fixed soon. |

Hi, A Landlord are obliged to organise any urgent repair, as soon as possible after having been notified by the tenant of fault or damage. In NSW tenant from 1 September 2006 tenants can spend up to $1, 000 under the tenancies regulations and reimbursed up to 14 days by the landlord.
An Urgent repair - a failure or breakdown of any essential services on the premises for hot water, cooking heating or laundering.

They just have to fix it in reasonable time. 2 days is pretty reasonable.
YOU try finding someone to fix it NOW - it doesn't work that way. Plumbers are busy people, sometimes you just have to wait in line. It sucks, but if you still have water at all, you can always boil it for taking baths and stuff like that. It's not THAT much of an inconvenience. |

2 days IS long to be without hot water. It IS an inconvenience. Having to keep boiling water takes time and uses more electricity to that (which cost you more, if you pay electric separately). My landlord never even said anything about it. He should explain what the problem is and what he's doing about it and how long it might take. You need hot water to clean you dishes, pots, self, pets, etc. to be sanitary. Getting someone to fix problem does take time, as long as that is being done. I hate being without hot water. Almost every public place I go to (restaurant, mall, dept, store, etc.) never has hot water coming out of sinks so you can wash your hands properly. SO unsanitary and should be illegal, if it isn't already. Pathetic. |
