We lived in our first house for about a year. A medical problem caused us to have to sell and we took a small loss on it. The second house we lived in about 2 1/2 years. My husband transferred so again we had to move. However, this was at the beginning of the housing bubble ballooning so we made a profit. We are in our third home now. This Aug it will be 20 years. We have no intention of moving, at least not at this time. Maybe, someday, maybe not.
EDIT: I should add that had we sold we would have made a profit within five years of purchase. Again this was before the housing bubble burst. Generally speaking, a minimum of five years is a good bet for making any kind of profit. |

You need to live in your house for a minimum of 2 years to avoid capital gains taxes. The tax will amount to 30% of any profit that you accrue during your tenure. If you do decide to sell before then, try a 1031 exchange. http://en.wikipedia.org/wiki/Internal_Revenue_Code_section_1031 . This is an like exchange of property or a property of more value without the capital gains imposed. You would need an attorney that understands the 1031 rules to facilitate the deal, and would bring about any costs. A lot less than the tax. |
