J H | How long does it take before agents begin to show my house? |
My house was only listed about a week ago, but I haven't gotten any calls about showing the house yet. (Yes, I know I'm anxious!). My realtor told me that most likely, nothing would happen the first weekend, and it didn't. How long does it usually take to get some activity? Thanks for all replies. Additional Details Thanks for the good responses so quickly! My house is in the north Atlanta suburbs (30043) and is around $155K. It's on the top end of the range for my subdivision, but my realtor thinks it's do-able. She sold my husband’s house about a year ago, so that’s why we went back to her. There are 3 other houses for sale, but two don’t have basements. It's clean (new carpet, ext/int paint, ceiling fans, interior/exterior lighting, blinds etc, landscaping, the works). It's clutter-free (almost bare-we rented a storage area), and we vacuum and dust every other day. The listing has lots of photos. I know it wouldn’t have sold before it was fixed up, but it looks GREAT now. It's like we got it all spiffy and nobody wants to see it. I’m trying to be patient. |

I am a Realtor in the Michigan. Wish that I knew what State
you were in.
As other Realtors have said ... the market IS (indeed) horrible
right now. It is VITAL that you are priced correctly... You can
NOT be OVERPRICED ... (Even a "little bit" overpriced in this
type of market ... will PREVENT showings!) AND your
property HAS to "show" well. These two issues are crucial
because the Buyers have a LOT to choose from .... And the
Buyer's will just "pass yours by" if these two issues are not in
order.
For me .... Having an Open House is debate-able. The serious Buyers are working with Realtors ... and the serious
Buyers are (also) online. That means ... that the serious
Buyers ALREADY know that your house is available. The
last 3 times that I have HELD properties OPEN I literally had
only ONE PERSON come through each time ... Also, with
Open Houses you get a lot of un-qualifed "lookers."
I would recommend that you and your Realtor determine that your property is priced correctly for your market. And I (agree) that you should ask your Realtor for a "frank & honest"
critique of how your property shows. (No clutter or Odors!)
Next make sure that you have pictures ONLINE that capture
the BEST features of your property.
A general rule of thumb that I use is ... If you have NOT had
any showings for the first 2-4 weeks ... Then the "market" is
telling you that something about your property is undesirable.
(Usually it is either price or location).

IF you have had ZERO activity.. ask your agent to be brutually frank and honest with you ... they could be a reason, homes are viewed alot online now, are your pictures good? clear? is it priced for your market? I dont know your market so I dont know what is going on there. Here in my market, we send e-flyers to other agents in the area, we have open houses, we notify neighbors of open house and ask if they have a friend who could be interested in the neighborhoo. Look at all of your competition.. other homes in the neighborhood for sale, how does your home look in comparison and pricing? |

YOU ARE what we investors refer to as "a don't wanter". You do not want that property any more.
I'll give SOME food for thought:
1] IF the property is priced right, it should sell.
2] In real estate there is an axiom:
"You [the Seller] name the price; we [the Buyer] name the terms.
You [the Buyer] name the price; we [the Seller] name the terms"
VERY, very rarely does the Seller name the price AND the terms.
VERY, very rarely does the Buyer name the price AND the terms.
One of the other folks answered about the market being horrible. Yes it is, but JUST AS IMPORTANT: Your house is not the only house for sale in that neighborhood, is it?

The market is horrible right now. Ask for an open house and be sure you know how they are marketing your house. Is it on the internet....paper....and local real estate magazines? Make sure its visible in all marketing aspects. |

The selling agent RARELY sells their own listing.
Buyers don't like the seller representing both parties. (Somehow they know they cannot serve two masters at once)
The better question is "How visible is your home to buyers looking on the internet?"

Yes, absolutely make sure you get LOTS of good photos online. When we were shopping, even my Realtor skipped listings that didn't have photos. Not worth the time to drive out just to see if you might even be vaguely interested. Make sure it's listed on a popular real estate site like homes.com or realtor.com as well.
Put up some fliers around, too, with a photo of the house and tear off phone numbers for your Realtor.
And yes, the market is terrible right now. A friend recently took her house off the market and decided not to sell right now after the house being on the market for 2 months with just 2 offers that were way too low. |
