How long should it take to build a house, and how many contractors can work at the same time?
My husband and I are finally ready to start bilding our house. My father-in-law started building his house in June 2006 and didn't finish until June of this year. It took him a year to build his house. I seriously don't want it to take us that long. The house is 3300 sq ft. Does anyone have any idea of about how long it should take to get this done? Also my father in law only let one contractor at a time work. Which contractors can actually work together? For example, can the electrician work at the same time as another contractor, and if so, which ones? I am hoping to get this done within 6-8 months. Can someone give me a little advice?

There is no possible way you can do it in that time frame.

The contractors usually can't work together because one has to have his stuff completed and inspected before the next. There are a few exceptions, like the wiring and plumbing can go in at the same time, along with the heating and air conditioning ducts.

You can't get all of your permits at the same time, some are issued only after some other completed portion has passed inspection.

The same goes for the funding. The bank doe snot give you an open account, you get it in payments, refered to as "draws". Draws happen AFTER the work is done and passed inspection.

Hi! My husband I just finished our dream home. 2,101 square foot, we started construction September 5, 2007 and had a CO (Certificate of Occupancy) November 16, 2007. So that was 10 weeks and 2 days! We had a general contractor over see the work, but my husband was able to be there alot as well as he is an electrician and we own our company. Several people can work together at the same time. We had the tile man there when the hardwood floor man was. The plumber, my husband the electrician and the hvac men where all there together as well. We used some of our builders sub contractors, the others we hired who we wanted. It went fairly smoothly and we had no major problems. We couldn't do any work for three days due to rain and still got done in that amount of time. This was a custom house, so it wasn't a spec home where things might be done half azz, if you know what I mean. 6-8 months is highly attainable as long as you have a trustworthy general contractor who can get the subs there on time, if you hire someone yourself, you need to make them aware you have a GC that will be overseeing their job. One piece of advice, even with a GC, you and your husband need to be around as much as possible. It goes alot smoother when the subs can ask the homeowners questions, instead of asking the GC, him calling you and so on. From the time the foundation is poured to the day you move in, it should take around 4 months.

yes, multi-contractors can work at the same time. The electrical work and the plumbing work can happen at the same time. However,it really should only take each of these no more then a week to do their part. Drywall should take no more then a week, etc.

If you are building your own home, using a general contractor, make sure that there is a time frame in the contract. YOU are paying the construction interest on the loan. Not the GC.

Typically people hire a General Contractor who oversees all of the work from beginning to end and schedules all of the subcontractors for you, so you don't have to figure it out.

depends on the size of the house how long it takes to make i have seen houses put up in 6 months to a year. On the number of contractors depends on how many you can afford as for construction workers it all depends on how many the Contractor feels he needs that won't interfer with everyones jobs

Personally if you want a house built in 6-8 months go with modular. it took almost 2 years to build our house. we had one contractor and it seemed like he was never working on our house.

If you hustle and line up all your contractors right then you can probably do it in that time frame. Since you plan on being the general contractor yourself and have a budget to stick to, expect to take a little longer because you're going to have to do the extra work in getting quotes, picking out colors, and ordering/pick up building materials. Also, weather plays a lot into the schedule. One week of bad weather puts everyone behind so delays will be the norm.
You can definitely have more than one trades work at the same time. As soon as the framing is up you can have the HVAC, plumbing and electricians start planning where the hookups are going to be. You'll want the HVAC and plumbing guy work around the same time so they won't run their stuff into each others way. The electrician needs to be behind them about 1 week. Of course you'll have to have all the inspections done at various points. Only when you have all the HVAC, Plumbing and Elec permits passed when you can insulate and sheetrock the interior. While you're working on the interior, you can brick or vinyl side the outside, install roofing shingles, rough grade your landscaping, add deck and railing. Once the sheetrock is up, you can put in the doors and staircases, install flooring and wire up the lights, install trim around doors and windows, paint walls and moulding (have them painted first), put in your kitchen cabinets and appliances. Just make sure you don't have too many people in the house so they're not getting into each other's way.
You are going to have to push your contractors to finish faster. And you must do this to all of them every week. Otherwise they forget and take their time or work on other jobs. You must stay on top of them and stay a step ahead so you know what is next. Have fun. Good luck!
