How long should you expect to wait to get an answer from an appraiser for buying a house?
Does anyone know how long it should take? We're selling our house and have waited over two weeks now for the potential home buyers to get a response. They're mad as well since they have already shelled out the money for the appraiser. The appraiser claims he has not yet found three houses to compare it to. What happens if he can't? We've already spent three weeks waiting for these people. We want to sell our house and are wasting time if they aren't going to be able to buy it after already waiting and putting people off for over three weeks.

The appraiser [if they know what they are doing] should be able to provide a housing value in a couple of days. This depends on many variables, but I have never heard of someone taking more than a business week to get a report back to the mortgage company.

Sounds absurd. Consider setting a short deadline for the appraiser and tell him/her that they are fired thereafter.

Several weeks to locate 3 comps? I don't think so.

Have your realtor help the appraiser find some comps.
The appraiser isn't looking. Because he/she would have found everything by now.

Call realtor to light a fire under their butt!!

sometimes it could take a month, no longer, depending on how busy the appraiser is. If they have not gotten back to you, by next week, let them know you want your money back, and find another appraiser. If they refuse to refund, let them know you are calling the attorney generals office, and the housing authority to get the matter solved, they could loose their license.

tell the appraiser to get the appraisal done or refund your money and you will find an appraiser that can get the job done. If there are not comps within a mile then he will have to go 2 or 3 miles and just explain it in the appraisal or he can use comps over 6 month and explain it in the appraisal. 2-3 business days is standard and 3 weeks is unheard of. I would fire this guy.

should take 3 business days or if it's a hot market area..then 5-7 business days. FINDING COMPS shouldnt take that long...

if he cant find it then the buyer will probably lose their money, and wont be able to get financing.
if they're going through their bank...then it could be one of the reasons why it might tank. bank appraisers are VERY conservative with price.

Normally an appraisal can be done in a week, however with the market slowing down like it is, it makes sense that he's having trouble finding comps. I think he has a mile radius in any direction though and if he can only find something out of that range, he can write an explanation to the lender. It should not be taking this long. If you were home when they came, call them. He didn't just do it for the buyer, like you said, its basically for you too.

I did mortgages for many years and now real estate. 72 hours at most. If they used a bank it may take up to a month because banks hire their own appraisers.

I would be on the phone everyday with someone.

That sounds like a cheesey appraiser. If you go to ziprealty.com and enter the appropriate information, they can show you what has sold in your area, if anything. That isn't an appraisal, but...
