I have seen a place I want to rent and its available now, but I don't want to move in until 4 weeks. If I say I want it now, willhe hold it for 4 weeks or give it someone else? I doubt this property will be highly sort after because of it's location. Additional Details the property has already been on the market for 2 months now and somebody currently lives inside it for the next 2 weeks. I think these people are waiting on it being rented out until they leave as it states available now. |

If it's rented for the next 2 weeks, maybe - does he plan to paint it before you move in? that takes a couple of days - so he might - you might have to pay a non-refundable deposit of some amount - talk to him |

Its unlikely that he will hold it for you as it is costing him money while he has no tenant in it.
If you are willing to start paying for immediately and then move in in 4 weeks time im sure he would be happy.
If it were me I would say to you that you can have it if it hasnt rented out by the time you are ready to move in. |

They'll hold it as long as you are paying rent on it. If they have a list of willing applicants why should they go a full month of no income? If you really want it you better sign on the line and start paying.

It depends on the land lord, holding a property for 4 weeks would mean 4 weeks which they are not getting paid. I would talk to the land lord and ask them but I wouldn't get my hopes up. Maybe if he has no one else interested in it he may hold it for you. |

It all depends on the landlord or letting agent as they all have different principles, the best thing you can do is check with them and they may hold it for you as long as you pay the deposit and maybe a months rent upfront!

it depends, i have worked in lettings before and it really depends on the landlord. have you put a holding deposit down? if you have then that is you saying that you want the property and have given the deposit for the property to be taken off the market and stop all advertising. just make sure you do everything they want you to do with ID and work refs and by doing that you should keep the agent (if you are using one) and the landlord happy.

you could ask him. worst he could do is say no. if you really want the place, you might have to eat the cash and start the lease now, and then move in when you can. i doubt he's going to hold it for 4 weeks though. chances are that he could get another tenant in that time. meanwhile, he would not be getting paid. |

The only time I held a place was when I just had surgery on my knee and knew I would not be able to get the place ready right away. In my area I can rent out a property quickly but like to be choosy. I have never had to do this in the past, other than for my own needs needing time to recuperate from my surgery.I did have a signed contract and deposit before I would hold it. I may consider it if I really have a good felling about the new tenant and not finding any other tenant that meets my approval. I would probably want them to at least pay some of the rent but would DEFINITELY require them to pay the deposit right away and sign a contract with the understanding they will never get the deposit back or ANY part of it if they fail to rent the place. |
