you can own as many as you can afford but please keep in mind the pesposiblities of being a home owner, taxes and such for the legal side then there are unwritten rules that regard humanity. When getting envolved with multiple properties you should gain knowledge in that area by repudible entities who specialize in its affairs.

You can own as many properties as you can afford. However, here's the catch....for purposes of obtaining a mortgage loan, Fannie Mae's underwriting guidelines stipulate that an owner may not own more than 10 properties (including his primary residence) that are currently being financed. What this means is Fannie Mae approved lenders (banks / A paper lenders) will cap you at 10 properties. Therefore, once you reach this limit you will then either need to buy:

1. using cash
2. with private money (e.g., the rich doctor up the street)
3. with financing from non-prime lenders (some may follow the 10 prop. rule, some may not)
4. carry back seller financing (not always the easiest to find these sellers)
5. combination of the above.

Also, if you create an LLC (or other corporation) to buy real estate you will circumvent the 10 property rule limit. The tradeoff is you would be subject to commercial rates for financing and insurance, which are higher than residential. Good luck...
