After trudging through no less than 47 different houses, I walked into this one and exclaimed, "This is it!" I just knew it and you will too. When people told me that same thing, I thought they were crazy. After all, I had seen so many that weren't quite right. Take your time and don't settle for less than your dreams.

I looked for 3 years. I wanted something that I know I would enjoy for the next 10 years and I wanted it built to my specifications. When looking for a house, make sure you take into consideration the location, sq ft, stories, bathroom, design, etc and make sure it goes with your personality. This is a life long investment so take your time.

I bought a lot of rental homes over a long period of time. I would estimate we would look at 25 for every one we ended up buying!
We would inspect the homes with a list of 154 things to look for that could be problems.
Next we would approach the seller and say this "here are some things we found wrong" We are will to make an offer to buy 'as is' and the offer will be good for 10 days.
Typically they would say-- no way --to the offer and we would be very curtious and leave.....Within 3 months we would get a call with a gruff voice saying "well we went ahead and decided to accept your offer"
I tried never to use a real estate agent--they just complicate your ability to negotiate LOL
Got rich on real estate--it is almost a no-brainer

We had a contract on 3 houses before we finally put a contract on the house we are currently living in!! but we look at a dozen or so.

Apparently the first 3 houses we didnt love that much or we would have offered more money for the house. You will know the right house when you see it! I know everyone says that but its true.

I actually saw THOUSANDS of houses before we bought ours. But I'm a Realtor and wasn't looking for a house for us at the time.

How we got ours - I would check the HUD list each week when it came out. (I wasn't looking for us, I do this for clients, just to see if there's anything that meets a client's needs.) That particular week, one house came out that I thought "Hey, that's kinda what we should get when the time comes." The next day, I stopped in on the way home, and after walking through all the rooms in the house, I thanked God that He had given us this perfect home! I took my wife and kids to the house the following morning - almost couldn't get them to leave. After an hour (really) of walking around, the kids playing in "their" rooms and the back yard, we stood in the living room and thanked God again for this great gift.

The list came out on Thursday. I saw it Friday. Wife and kids on Saturday. Bids due Sunday. Monday morning on the HUD website, it showed we had won the bid by $102. On Saturday night, my wife and I prayed for God to tell us how much to bid, and we did it.

So, I saw thousands of houses before we bought ours - but I only looked at one for us, and we live in it.

oh you'll know! Youre eyes will light up! Even though you relay in words to realtor or whomever what you're looking for...only you have the feeling of what you're looking for! It will FEEL right!

I'm STILL looking, I obviously can't answer about the feeling of the right house, I haven't found it yet. If you have to ask, maybe you should keep looking too.

My wife and I looked for a year, but we were looking for a very specific type of property (historic that needed plenty of work, but nothing structural or involving the major systems (electrical, plumbing, etc.)
Also, as a Realtor, I was looking for something that would hold the value of any work I put into it.
having said that, I have shown people three houses and they have "known" the third on was it.
I have also worked with others for months, showing more than 40 properties.

I would say it depends on whether you know what you want, and how well you and your agent communicate about your desires and how well your agent works at finding the houses that meet your needs, wants and requirements.

I dont remember the exact number but I will estimate 12. We finally found a house that has so much character and it was all remodeled but older. When you walk in the house and look it over, you just feel it. It also helps that it is in good shape.

With our first house, it was a matter of one we could afford, but we still look at tons. We never had to make a choice between one or another.....we just knew it was the one when we found it. We imagined where our stuff would go and what changes we would make, etc.

The next house was much easier to find because now we knew what we didn't want in a house and neighborhood. We were much choosier as to what we went to see. To our surprise we ended up with a pool...not even on our list...again, we just knew it was the house when we walked in and saw the layout and yard.

Our present house was the easiest.....as by now we really knew what we wanted. So this time......we had a house built with all the wants on our list. So...it's perfect for us.
