How many houses do the average couple look at before making a choice?
We have looked at 3 houses and will look at 3 more next week. I really loved the 3rd house I looked at. I feel like I'm rushing. Should I look at alot. Around 15-20 or more? Help!

Relax, first of all.
It depends. I live in a community where we didn't have the ability to look at 20. If you like the third one you looked at, look at a few more, by all means. But don't rule out the third one just because you haven't "met your quota".

ALSO.....I see people make this mistake all the time. They spend too much on their first house or they build it. I think building your first house is a mistake. You should look at your first house nowadays as your FIRST house. Not your last house and not your only house. Just your first house. Probably, you will build down the road. I think it's dumb when people build a house young because 20 years down the road it will be dated and then they will feel they have to build another one. Buy once. Build once. That's more economical.

OK, that said, take the stress off. Average homeowner owns a home 7 years. We owned our first home 10. It was wonderful, but the day came it was time to move. Look for an existing home that is in a neighborhood where it will retain good resale value down the road. Look to see that it is in an area where it doesn't flood, make sure there are no structural problems like bad foundation, bad trusses in the attic, drainage problems, water and soil line problems. Be thinking that this is your FIRST house and someday, maybe in 10 years, you'll be putting it back on the market.

I was once a first-time homebuyer too. Since then we've bought and sold properties and refinanced several times. By the way, the first home we bought was probably the third one we looked at. It worked beautifully for us for 10 years. Relax. :)

THERE IS NO REAL FORMULA here, dont kid yourself!

It really all depends what your choices are and how much you can afford and how much effort you agent is putting on your situation. If he wants to get rid of you quick he will only show you a few. If he really wants to find the best house to fit your necesities (NOT wants but necesities) then he will show you the ones that do fit your necesities.

My advice DO NOT buy your home with your heart buy it with your wallet. Do you know what I mean?

Dont buy a home simply because you fell in love with it, but it because it has everything you NEED (not want) and you can afford it.

Last BUT NOT LEAST, dont rush into things. Homes are not going anywhere. The market is slow and it's a buyers market. And ALWAYS remember Real Estate is one of the biggest investment you will ever make so it should be treated as such!

most people I've come across generally will look at 8-10. 3-4 if they are single.

We have been looking since may 20th. We really liked the first one we saw- but it was under contract the next day. We saw approximately 6-8 in 2 weeks then we found the house we wanted. We put a contract on it but the zoning was all screwed up... we found out a week from closing. We went again and saw about 10 in a week (5 Saturday, 5 today). We still were going to look but we got a call today that the house we wanted may be available to us. You need to look at a few but when you find the one you want you know. Also you look at too many you get burned out, and will want to take anything just to stop looking. but 20 is a fair estimate if you want to look at a variety. If you really like a house though don't wait too long to put a bid- the good ones go fast!

I looked (here in the Los Angeles area) for over 6 months...I did not drive to see everything, but considered more than 50 different houses before finding mine.

Don't rush, but don't feel like there's going to be something else better if you have found something you like, can afford, and most important, like the area. I actually put an offer on my house without even seeing the inside (I had an inspection contingency so I could get out of it if it was horrid inside) just because I absolutely loved the neighborhood the minute I got out of my car...and almost 3 years later I still feel that way every day!

When I bought my first house I looked for over 6 months. I looked at 17 in one day. When I found the right one I just knew. Everything felt right. It will be the same for you. You will just get this feeling like "This is the one".

I sold that house last year, and again I looked at more than 3 dozen before I found the right one.

If you have ANY doubts, don't buy. Remember, you can't take it back if you are not happy.

The number of houses that an average American couple view before deciding depends on what the couple are looking for. Some couples purchase the first house that they find because it is everything that they are looking for. While other couples look at some 20 odd number of houses before making a decision. Some couple set down, make a list of everything that they are looking for in a house and would like their dream house to have, present it to a Realtor, and go from their.

The number of houses that you look at just depends on what you want.

i would look at a lot b/c thats your money and you want to be extremely happy , you dont want the house to fall apart b/c yo urushed into buyin g it, make sure you get a full house inspection done before any papers are signed!

I looked at about 15 homes. This is a big investment so it's important you get the home you want.

If you feel like you're rushing then that already points to some minor doubts about that 3rd home you like.

So far, we have looked at about 20 houses and still haven't found the one we know is right for us! We are very frustrated but we know when it's right we will know!
