What they paid has nothing to do with the value. Get your buyer’s agent to run a CMA of what other homes in the area have sold for recently (last couple of months) so that you can compare their sales prices and conditions to this house’s and come up with a reasonable number.

This is also helpful if the seller tries to reject your offer on the grounds it’s too low; your agent can send theirs the CMA you used to back-up your number. In fact, some buyer’s agents will submit CMAs with an offer if they’re undercutting the list price by much to show the seller why they feel such an offer is warranted.

you don't want to make such a low offer that thay will be insulted when it's presented to them. are you working with a realtor? what sort of improvements have been done to the house? it's hard to say without knowing those facts.

It doesn't matter what they paid for it. What matters is what the market will support now. How does it compare to other homes for sale in your area in terms of price per square foot for the condition it is in?

There is no set formula. People will say 10%, 15%. That is all B.S. It depends on the local market, how the house is priced, how motivated the seller is and how motivate you are. Each area is different, each deal is different. You need to find out what similar homes comp for and go from there. A local Realtor, some body who will represent you as a buyers agent, can help with this.

how much the sellers bought it at is not what determines how much the the house is worth.

If the fair market value is $135,000, you can offer lower but not by much.

Remember, you are buying a used product. That means you are buying it as is, with flaws and all. You cannot start nit-picking little problems with the house as part of your negotiation.

Sellers are willing to negotiate on price but only if they know it's a sure thing and they dont feel they are getting ripped off.

If you are putting 20% or more down on the house, that usually opens doors to negotiating.

The purchase price of the property in 2003 has NOTHING to do with its current market value. The property, even with the currently weak real estate market, is certainly worth more than it was in 2003. As well, improvements after purchase may have been performed, which could easily raise the value of the property.

The proper method to compare real estate values is to contact a real estate agent and ask them for written evidence of comparable and recent sales, so that you can gauge what your particular market is bringing. The house MIGHT be a steal at $135K. How will you know unless you check it out ?

What does the tax assessor's web page say the house is worth? Just because they paid 32k less 5 yrs ago doesn't mean they haven't put money and upgrades into it.

You can make an offer. If they don't like it, they can give you a counter offer or just refuse your offer. They don't have to sell for less than they are asking if they don't want to.

You need yourself a good real estate agent. Find a local realtor and you'll breese through these problems. There is no formula but there are smart ways of negotiating. If you dont choose a realtor then offer them what you want, but if its not reasonable then you gotta figure they wont accept it. Hope I helped!

You can offer them $1 if you want. There is no limit as to what you can offer. However, a Realtor might not be willing to sacrifice their time and energy to prepare a Buy/Sell offer for an unreasonably low offer.

You can go to
zillow.com to figure out how much that house is worth or other houses in the neighborhood is worth. The numbers can vairy greatly depending on what updates have been done.

I would say your chances of making a good deal is to offer at least 125k. Good luck
