jnmorfin | How much can a land lord increase rent in one month? |
Is there a legal amount a land lord can increse or is it up to the landlord? |
|

Landlord
 |
Unless you live in a rent controled city, and I can only think of 3 in the US, he can increase it as much as he sees fit. There is no control over rent, it is completely free market.
However, you are entitled to a 30 day notice of the increase so that you have the opportunity to decide to move if you do not like the new rental amount. |

Up to the landlord unless it is rent controlled. |

Unless you are protected by rent control ordinances or a lease, your landlord can increase your rent by any amount whatsoever providing you are given 30 days notice. |

It depends on what the rental agreement says. If you don't have an agreement that is written, then the landlord can increase rent monthly and by as much as they like.
General rule in Australia is that a landlord can only increase the rent by $20, when the lease is renewed, or the property is up for lease. |

except in places with rent control laws [NYC, for example] he can increase rents as much as he wants
until you move out
unless your lease agreement says otherwise |

He/ she can charge as much rent as they want. Unless you have a lease agreement. The lease is a contract that goes for a period of either 6 months to a year. Whatever is agreed upon during the lease is the way it is until the lease expires and then the landlord can do what they want. |

I think it's up to the lanlord. If you have a lease, he cannot increase the rent amount during the entire time of that lease. If you sign a new one, then he can go up as much as he wants. |

No laws can specify a landlords rental rates or percentage of rent increase |
|

I believe they can increase it as much as they'd like unless you've signed a lease (thus forcing the rent to stay the same until the lease expires). |

It depends..If you are locked into a lease your landlord can not increase your rent untill your lease is up. If you are on a month to month agreement your rent can be increased any amount (no matter how unfair it may seem) unless you are in a rent controled area/apartment. The management does have to give 30 days written notice though. We do not like to increase our tenants rent more than $20 dollars but we have apartments in the area that increase rent over $200.00
It is unfair to tenants, I know! |

Well really once your lease has expired and gone month to month- they can raise your rent as high as they want and as often as they want, they just have to give you thirty days notice. But You have the right to move, with 30 days notice.
If you are still in a 6 month or year lease that has not expired, then they cannot raise the rent until the lease is up, unless there is a provision in your lease for that.
The laws may differ from state to state- so check with your local department of housing or real estate commission- But I think this part is pretty standard.
Edit**
Beau R.- What you described is a violation of fair housing laws. The only time a housing unit can be "No Children" is for college housing (like Dorms) or Senior Citizen (55+) only housing. Other than that it is a violation of Federal fair housing laws. I hope you reported that landlord to your local fair housing office. Familial Status is a protected class under fair housing laws. |

Unless the property involved is in a rent controlled area (they're quite uncommon), the landlord can change the rents as much as he/she desires. There are no other laws governing such increases. |

as much as your willing to pay with giving him notice to move, it can go both ways |

It depends. If you have a lease, then your rent is what is specified in the lease until its up. When that lease is up, then they can raise it however much they want. If the complex is rent controlled, then they have a limit on how much they can legally raise it. |

Unless you have a lease, it is pretty much up to him. I had one, that when she found out my wife was pregnant, went up five dollars the first month and informed me that this would continue every month, as she didn't want "no screaming babies, in her house". She was also the one who cut the heat down, and told us to snuggle together in bed to stay warm. |
