We own a duplex in Washburn Missouri, vlose to Cassville , like 30 mints from Joplin, Its open land, normal size, 1 bedroom, living room, heather, we are just replace the carpet and paint the place, we dont know how much to charge for rent and deposit, we are thinking around 400dlss in rent, but, my main question is , how much should we charge as a deposit? no contract, its month to month. |

as a landlord i charge rent plus double deposit that way if the tenant doesn't pay the last month you are covered and you also have money for repairs such as painting. as for pet deposits they are usually non refundable and should be at

It is normal for the security deposit to be equal to one month's rent. So if rent is $400, then the deposit would be $400. Most people would charge an additional $100-200 for each pet that is allowed. |

I should charge at least the first month's rent as the deposit...so the deposit would be $400 and the first month's rent would be $400. Then when the tenants move out, you evaluate how well they took care of the place. If everything is a-ok, they get their $400 back...and if not, you use that $400 to fix the things they messed up. But they get back whatever money is left over. |
