How much do mobile homes cost brand new?
We are looking at the option of buying land to build our "dream home" and purchasing a mobile to live in temporarily. We'd keep it as a rental once the house is built. My problem is that I cannot simply find how much they cost brand new! It's becoming almost infuriating- every website I've been to wants my info so they can contact me- they do not list any prices.

They stopped making "Mobile" Homes in 1975; Manufactured Homes do still have a steel chassis underneath, but, most NEW-Modular Homes use wooden truss systems. And, neither of these is mobile; without using a crane to set-up or remove it....

The cost of a NEW-Modular or Manufactured Home including set-up will depend greatly upon the size of the home and the location of the lot onto which it is being placed.

Factory websites are not going to give you pricing information directly either, without going through a salesman in your area; as, you need a tax I.D. in most cases to buy these types of wholesaled goods.

Also; most incorporated municipalities will require you gain a zoning variance to do what you are suggesting here, since allowing for two homes on one lot is not a land owners right of use.

And, if you find a web search infuriating, think long and hard before ever building a new home!!

Mobile homes are often sold on the outskirts of cities. You can call them and ask for the price. They are like car salesmen and will apply some pressure. As you can see, you provided no information on the type or size of the mobile home you are looking for, so you will need to talk with the salesman. What size? what features? You can provide limited information on the web sites (I use my phone number (999) 999-9999 on many a webpage).


The interest rates are usually higher and they lose value as opposed to a house that will gain value. Some places do not allow mobile homes. You might consider a small house, but I can see where time might be the issue there (but then again see the youtube video below).

The reason they won't give you a price is that there are lots of add-ons or upgrades you might select. In California, the new home itself costs about $150k-$200k up, depending on size or finishes. The costs for utilities to the site, a foundation and groundwork if needed, septic system or sewer hookup, are all extra costs. You may also have zoning issues with second homes on the site, etc.

If you are thinking about temporary housing, you're probably better off to get a cheap travel trailer, and selling it when you're done.

Not sure where you live but i did the same thing and i found it best to purchase a used one from an individual..you can find them for under 20k they may need some work but the $ it costs to repair or renovate a mobile home is cheeper than buying a new one! Plus, a new one looses value just like a car. Just look in your local paper and call about mobile home movers..they usually charge by the mile so look close to home! Additionaly , the financing for a mobile home is 80/20..meaning you have to put down 20%

I have seen prices starting around 11k for small unimpressive homes....keep in mind that there is a multitude of preperation for a mobile. Because a seller states that set up is free is misleading....this only means that the land has to be prepared 1st. Some cities and counties have regulations on land preperation for mobiles.
And if it's temporaary you may have to get a temporary use permit.
In other words the price of a mobile can cost as much as building a new home...You may be better off renting while your new home is being built.
Also you may want to check into owner/builder method of a home..this can save some $$.

Robert has wise advice. Don't buy those unless you have to. You know why? I'd say a bigger reason is the INSURANCE issue---

You think you've had a hard time getting information about pricing (which to answer that question--brand new, they run upwards of $75,000 for 2-3BR, and over $125K or so, and up for new 3 BR and up--depending on your configuration and square footage,)?

Try getting insurance for a mobile home. OMG!!!

Firstly, getting insurance for this kind of structure is a royal pain---good luck finding affordable insurance. Or a company that will insure it. They have a ton of "requirements" or "specifications."

Also, there is a huge difference between "mobile home" and manufactured home." Look into that.

Because many mortgage companies won't even touch giving loans for manuf. / mobile homes. And the liability too...

So my vote is against buying this type of structure, even for the short-run. But in the end, it is your decision. I hope my post helps...

STOP do not buy a 'mobile' house to live in during construction . YOU lose money big times.
a house should be built in under 12months considering how many crews are looking for work, so be MONEY smart and rent.

or buy a travel trailer cash used to live in.
