it ranges. discount brokers take a small % around 1% sometimes and then will take the difference of what they negotiate to pay the selling agent. since generally there are 2 parties involved, they take the hit on commission to get the listing and just offer money (%) to the person who brings the buyer. its how they do "volume" of listings. another tactic that discount brokers use to generate business is a flat rate. not a bad idea on the surface but really limits the amount of service, exposure and marketing given to the seller. generally a Listing agent is not going to be motivated to sell the home for the most, if they are locked in to what they are getting paid AND its not that much.
The majority of others are normal agents, and negotiate their fee anywhere from 4% on up. I've seen it as high as 10%. The reason they did the higher commission rates is that they offered a bunch to the selling agent. Agents working with buyers are more encouraged to show a property if they have a higher potential to make money, thus the higher commission. Its all about exposure, so if any and every agent that wants a piece of that commission puts it on their tour, there is a better chance that the house will draw an offer. To be quite honest there are agents that won't show homes that are offering less than 2% (to the buyer's agent, generally a 4% listing).
a listing commission is negotiable, but the seller has to be aware that the market is what it is because of agents working daily to find buyers. getting the lowest commission doesn't mean getting the best deal. if 5 people see the house, thats 5 people that could make an offer and 5 people who are going to offer what they feel its worth. if 500 are exposed to it, there is a greater chance for an offer and an even greater chance that the offer will be closer to the asking price. its playing the averages. |

It varies and you can actually barter this with your realtor. They normally charge around 5 - 6%, but I bartered my down to 3% since I had very little equity in the house and the realtor was new to the business. |

Usually around 3-7% of the sale price on the home. You can shop around for the lowest rate, but if it's too low, other realtors may not want to show your house because their take (Which is 1/2 of the 3-6% of what your realtor will get) is too low. 4% is usually good. |

It depends upon the degree of service you need. This varies from folks who have complete purchase contract who need someone to dot the is and cross the ts, to people who need everything including extensive marketing to find potential buyers.
Listing agents get from 1 percent for discounters that don't market to 3 percent for a full service sales package. If you're smart, you'll offer the buyer's agent a full three percent. Perhaps more in this current market. Give them incentive to find a buyer for *YOUR* property, as opposed to the one down the street. |

It's based on the selling price of the home. % range from 4-7 percent. Now that the housing market is cooling down, I'd guess you'll see more 6% (which is, I believe the norm)
A Realtor will split that amount with the person that LISTED the house - so they're not completely padding their wallet. |

Whatever you pay just remember that you are paying for service not percentage. If a agent asks for 6% than you want A+ quality service. If you bargin an agent to 3% than this tell everone in the Real Estate Community you might be a difficult client for there buyers. Make sure you intereview 3-4 agents before you take the one. Look at prior listings! Look at there marketing scheme. What is there Niche. Niche could be virtual tours, web address for your home, color photos in Saturday and Sunday Newspaper. You want the best agent than drive around your neighborhood and call the one with more than two signs since they have saturated that Grid they will definatly know how to sell your home.
