The home has been on the market 4 days. Neighborhood is quiet & safe. Great location. 4 BR & 1.5 Bath. Finished basement. Everything is wonderful. We love it.
The comps are right around the asking price (239,900)
What is a good first offer?
We are scared to go too low (and lose out). We were thinking of offering 235,000 and asking for 3000 closing cost help. Now I'm wondering if we should just risk it and offer 230,000 flat.
Please help!! Additional Details we have not had it inspected yet. i thought you got the inspection done after your offer is accepted. no? |

By law an Estate Agent must pass on any offer.
You can do 2 things.
Either ring and offer 15 K less and work up in sums of £1000 but once you get to 229 I suggest sums of £500.
Or go around and do it face to face with the vendor.
It is a buyers market. You have the upper hand your inexperience as a first time buyer is going to mean you pay more than you have to.
Start low and go up, the English dont like to barter but its better than offering 5 grand less than the asking price them accepting it, and you regretting it because once they do you know you could have got it for less.
Remember its a buyers market. Offer 223,000.00 to start and go up, during this processes the Agent may give you an idea what they really want.
As you go up, ask for more things like carpet, light fittings, washing machine, fridge garden sets to be thrown in as well, and keep pointing out you are a first time buyer who can move quickly as you have no thing to sell. |

With the economy going down, and a recent drop in the interest rate by the Fed, it's definitely a buyer's market.
Offer $230,000 + seller pays closing. The worst they'll say is "try again." Trust me, no one's going to tell you to "get lost" - not in this market.
(BTW, you HAVE had a house inspection by a licensed inspector, right?) |

Offer 230,000 and don't ask for closing cost help, yet. If they counter (which they probably will) you can then throw in the closing cost help and raise the price a little. You will most likely end up with an accepted offer somewhere around 235,000 and closing cost help, which you would not get if you start off asking for it. We are currently in a buyers market in housing so now is the perfect time to start the offers lower than you may feel comfortable doing. |

Do you have your own real estate agent ? If you do, let them give your offer on the home to the owners, if it isn't what the owners are looking for, he or she should be able to give you an idea of how much lower than the asking prices the owners will go. Remember one thing that I have always told my son and daughter, if its to be, everything will turn out the way you want.
Don't know how long you have been looking, but always remember to look at all things involved now and in future.
Our daughter has a home with 4 bedrooms, 3.5 bath, there are our daughter,husband, two young daughters, and a teenage son. The only place that isn't used in the morning is the half bath in the morning when they are getting ready for school, and if they are going out it can be the same go round.
I would suggest you look at a home with 2 full bathrooms, 1.5 bathrooms just doesn't work out that well now.

I think you should pay attention to your agent and to your local market. It is NOT a buyer's market everywhere. Foreclosures get all the news, but in some areas there are bidding wars on desireable properties. |

Usually is like a 5-10% discount. You are not buying a bargain and you should be. Why wont you look into foreclosures or a house where you can give a real offer? If you like it so much than $235k sounds fine, but this market is not getting any better and paying near full price is not a good idea. |

You need a realtor. They will give you compartives for those sold, those for sale and they have great experience on the cost of things that need to be fixed. |

230,000 sounds good. I would probably even ask for $219,000. In this market people want to sell quickly and are more open to negotiating. |
