i see a lot of great answers here on spending outside of your limits... problem being people tend to think spreading the loan out over 30yrs is a good idea... its not true you truly have no clue where you will be in 5yrs... health or financial issues could come up that would force you into a bad situation... never rely on a house price to always be the same or go up in value... a house is only worth what someone else will pay for it...
i say buy as cheap as you can afford not as much as you can afford try not to buy anything you can not pay off within a 5yr plan |

For $1000/mo which includes taxes, insurance, etc, at 6.5% 30 year fixed, about $130k, this was based on credit scores of 590 and 690. Call a lender and get prequalified, because the prequal may also include stipulations such as maybe you have a few minor bills on your credit that need to be paid off and removed from your credit first. They say you should buy a house that is equal to your salary for 1 year.
Please note: what you qualify for and what you can afford are 2 totally different things. Don't let these mortgage brokers convince you of buying a house you can't afford. They are good at it and that is how they make there money. If you say $950 don't let them convince you that you can afford $1200. |

Does the 950 include your taxes and insurance? I'd say probably 100K house with about a 600 month payment with 350/mo to taxes and insurance for a grand total of 950.
Don't get surprised by the taxes and insurance. That happens a lot to people. |

Depends on where you live. If you live where near where I live in the Tampa Bay area of Florida it would be about $60000 cause of taxes and insurance. If you lived in like Tenn. I would say more like $90000 |

For about $1000 in mortgage and taxes (and such), it'll be about $120/130K at 6.1%. That's what it was last year for us at least. |

With a total GROSS income (before taxes,etc) of $58,000 (4,833 a month) you should qualify for a 1,200 a month mortgage. At 6% 30 year fixed, this would equal a $150,000 mortgage. Plus what ever cash you have to put down.
at a 950 a month total payment, you should get a a 115,000 mortgage. |

It really depends on debt to income ratios, so without knowing your other liabilities there's no way to tell how much you could qualify for. In terms of keeping the payment under 950, probably around $115,000, the payment on that with 6.5% interest would be 726, leaving about 225 for taxes, insurance and PMI. Just remember that with poor credit (you'll still need at least a 580 for FHA and over 620 for conventional) you'll probably need at least 5-10% down payment unless doing FHA where you'll need 3%. |
