If you're talking about urban land, there will be tremendous variation, as the others have stated.

If you're talking about farm land (and with that large a chunk of land, I would assume that you are) you can contact your county agricultural extension office to get an estimate for the prices of land in your county. The percentage of tillable acres is also a factor. 145 acres of prime ground with 100% tillable will sell for much more than 145 acres of sandy soil, with a low percentage tillable.

As you've seen, location is a huge factor, as is the condition of the land...is it a mass of rock or dead trees? Is it rolling land that is gorgeous? Is it able to be sub-divided and if so into how many parcels ... this requires that you know about easements, road restrictions, thoroughfairs, right of ways etc as it pertains to the country/county/zone in which the land is and is taxed by.

In my area, such land (the latter) goes for well over 2.5 mill and that is if it is 45 mins. outside the city, closer to the city and you are looking at upwards of 5+ mill. If zoned residential or commercial, the dollar value goes up again as does the ability to divide into sub sections for further development.

Best thing is to have a realtor evaluate...such evaluation shouldn't cost anything if you are considering selling, better yet have a Land Values inspector do the work...this will cost however and is sometimes a percentage fee based on what is involved in assessing (land, water, accessibility, dividability etc)

depends on where it is and many things. a good average where i used to live was 2000 per so 290000. but it wasnt growin fast or extremely desirable. might just want to look at some properties in the area for an average
