I recommend talking to a local mortgage broker who can get you pre-qualified based on your income, money you have in the bank and your work history.
Interview a couple of different mortgage brokers, let them know what you are looking for - don't just go with the 1st person you come to. |

depends. You can really buy with no down payment these days.
FHA and most conventioals required a 20% down payment to advoid PMI, which is extra insurance in case you foreclose.
You should talk with a mortgage person and see about an 80/20 loan and find out what you can buy. How much house for your buck. Know your budget and get a Realtor. It doesn't cost your--the buyer--a dime to use one. The commissions are paid for by the seller.
You might consider saving 2-3 thousand for closing, but again, you can really roll that into your payment and have no upfront cash!
Good luck and congrats! Your on your way to owning your first home. Great investment as a college student--more should do this. When you finish you'll have build up equity on yor home and should be able to sell at a proffit. or even better--RENT it out for monthy income! |

Depending on your credit if it is half way decent then you are looking at 5% if you go FHA which sounds like that may be a good option for you

If you go through conventional financing, you will need 20% down to get a good deal. If your state has a first time home buyer program, you will need less and possibly no down payment out of pocket. If you know you can't get 20% down, find out if your state has a first time homebuyer program. they will assist you with everything....and your income will come into play as well. although you have money saved, the mortgage can't be over roughly one third of your income. |

You should have at a minium of 20% down to so your monthy payment won't be so much. The more you have down the better. |

Buy a house. You need to talk to a mortgage professional to get an idea of what you can afford and to a Realtor to see what is available in your price range. |
