Wait for sure. This thing is still crashing down around us. The trade off you will need concern yourself with is the cost saving in purchase price against an ideal location for your interests. What is on the market in competitive areas may not remain there for the interim period. Try and find out more information about the area in which you hope to buy and the homes presently on the market. All the major franchised realty's have on line listings broken down by area, start there and then you might try home owner's associations to see what kind of data they collect on home sales and pricing. It is a buyer's market now, but the bottom has not been found. This ridiculous stimulus package the idiots in the beltway have thrown together is going to be an abysmal failure. Once that passes and the markets continue their erratic tendencies and more and more homes are foreclosed on, you will be in a position to better tell what the local real estate market is going to do. As far as predictions, I wouldn't even venture a guess. We have relatives who just bought near St Louis and paid 107,000 dollars for a house that just a year ago appraised at 205,000. It will really vary dramatically by area. |

Its hard to predict the future but from what I've read, we can expect the housing decline to continue well into 2009 and even 2010 with price decreases of up to 30%. That seems to be the general consensus even among realtors and mortgage brokers. So I would definitely wait if I were you. I know I am! |

I would say... just wait a little longer..... The real estate experts say the prices will continue to decline and they will hit the bottom by the the middle of the year.....If you are in no hurry to buy....just wait and research the market 6 months from now and do your homework again. |

I work in the liquidation dept at a bank (short sales, deeds in lieu). Calls from IL are starting to pick up, as are they in some other midwestern states. While we haven't seen the drastic drop as california has, it may start dropping more, as the spring purchase season comes upon us and more arms reset. Most, including me, expect the bottom to hit in 1st qtr 2009. I've been keeping track of which states I've been getting calls from...IL is #4 or 5. Ca 1, fl 2, ny 3, az/il 4-5 |

www.money.cnn.com is a great resource during these crazy financial times. Most experts there believe housing prices will drop probably 25% within the next year, and will take at least until 2010 until we crawl out of the abyss. If you see a house you really want, and have a great credit rating [720 or above] and have 20% down payment [most banks and mortgage companies are going back to this model], then stop and look at the rent prices in that area for the home you want to buy. That's what the "experts" believe that 300K home is really worth. Then, offer that amount to the seller. And be prepared to walk away. Remember, you build equity in a home going into the purchase, not after you moved in. Good luck. |

experts expect the houseing slump will begin to flourish in the may june area i would start looking to buy around then (may)because it will be at its lowest possible prices and maybe as the prices start rising you can sell your house for more than you expected. But if you ignorantly wait until may and not pay attention to prices of houses prices rising you may lose the game. Be sure to pay attention to stocks especially the DOW corperation when that starts rising (steadily for a long period of time) you should expect the houseing market to get better. It is better to buy a house for a cheaper price then sell your house for more than its worth in my opinion. Buyers are really desperate right now they want to just get the house off their hands right now . You don't have to buy a house right away, find a house you like, then offer them a very low offer, to be honest if they don't like your price you can find millions of others. |

The real estate market is alot like the stock market, you can't tell the top or bottom. If you're buying a house to live in you have to determine what you can afford, what a bank will loan with a LONG TERM LOAN, and start looking for something you will like and stay in. If you buy something you like and can afford and will stay in, you will make money. But you can't buy just for that.
The government is finally getting around to lowering interest rates so you are in the driver's seat. If you wait then everyone will jump in, prices will rise and you may miss the boat. |
