How much notice should landlords give?
our contract on the our house we are renting ends the end of this month. We got sent a letter a month ago saying if we didn't do anything our contract would be extended (if the landlord had no objections)

Yesterday the landlord said that he does not wish to continue the contract however. Does that mean we have to leave on the last day of the month?

According to way you stated, the contract ends at the end of the month. when the Landlord did not agree to extend the contract either monthly or annually, then it should end per original contract. This is my experience, not a legal advice.

It's normally 30 days unless otherwise stated by the lease or contract. He should have given you written notice to leave by a certain date. If you stay past to when the contract expires, it automatically become a month-to-month tenancy.

if you pay your rent monthly he still has to give you a months notice. if he has only just decided not to renew your contract, he cannot kick you out at the end of the month. it might pay you to get some legal advise. citizans advise burue are really helpfull and free. good luck.

The contract you signed ends at the end of the month, most likely for 6 months fixed period, on the day your contract ends, you can legally walk away from thee property owing nothing, as you "fixed Term" has ended. I you choose to stay, you will then be into a periodic term, meaning you have to give 1 month notice, and L/L two months. If the landlord wants you out at the end of the 6 months fixed term he has to issue with a section 21 notice on the 4th month, which he hasn't done.
Your fixed tern ends at the end of the month, as the landlord has not given notice yet, he will have to issue a section 21 notice to you. He has to give you 2 months notice , not 30 days, and because you are still within your fixed term, those 2 months can not start until the day after your fixed term starts.
So if your tenancy finished on 31 May, he will have to serve notice any time before that, but the last day will be 21 July.

That is the earliest that he can make you leave. Also, once he serves this notice, you can leave at anytime, and only be liable for the rent up to that day you leave. If you are not ready to leave, then let him serve you with notice, and that will give you time to look around.

Legally you have one calender month from the day you are informed, it doesn`t have to be in writing but you could request that.....

If you just got notice yesterday you do not have to be out by the end of the month. They must give you 30 days written notice.

You mean your "lease"? You must get 30 days written notice, but since you know he wants you out (even if it's verbal at this point) start looking for a new place. Look for one available on July 1 and give your notice befor June 1.

Your landlord needs to follow landlord/tenant laws in your area. When your lease expires you automatically become a month to month tenant. So if they are not going to renew your lease, they typically have to give you 30 days notice if they want you to move out.

When your landlord said he was not going to continue your contract, what did he say when you asked him when he wanted you to move out?

You should have checked with your landlord sooner. As it is when your original contract finishes you will have to move.

no the landlord has to have an court ordered quit or assist document given to u or placed on your door 15 days after he decided you'll no longer be his tenant then you'll have 3 or 4 days to fight it . even after that you'll still have atleast 15 to 20 more days before they come to and physically PUT YOU OUT.
