How much of a mortgage will we be able to have?
we have a mortgage and are thinking of moving soon, but how much do the mortgage lenders let you borrow, is it 3 or 4 times your anual wage (uk)

The thing is, you need to think about how much you can afford to repay, not how much you can borrow.

I am currently looking to get a mortgage and most banks/building societies seem willing to lend me almost four times my annual salary.

But, I can't afford to borrow this much because my repayments would be about half of my take-home pay ... so add all bills, council tax, transportation costs, etc on top of this and there is just no way that I could live like that.

In the U.S., the general rule of thumb is 2.5 times your annual income.

Varies from lender to lender. The maximum stretch, technically, is about 4.8 times your joint income, though this would mean you not having any other debt in your name, and probably a good level of equity will be required too.

I would keep within the 4x to 4.5x limit if you can, some of the more competitive lenders restrict their limits to these boundaries.

rftm is correct. When my husband and I were buying a house we were told the standard is 2.5 times your combined wages. So if two people make a total fo $50,000 you should be able to get a loan for $150,000 (that is if all other credit factors are in place).

It's not that simple. There are other factors involved like your credit rating and collateral. That's why they make you fill out all those forms.

When I applied for my mortgages in 2006 and 2007 - you were allowed to borrow (maximum) of 4.8 times your annual salary - our combined wages were £27000 and we managed to borrow £50000 easily for a flat and then on top of that we borrowed £118500 for a bungalow (and converted our previous mortgage to buy-to-let). However this was (just) before the Credit Crunch - and we had 100% mortgage both times.
