How much of an influence does a co-signer have on a loan?
My husband and I can easily afford the house of our dreams. However, we have limited..not BAD...but limited credit history. As we are young. Will having a co-signer with excellent credit help us with how much of a loan we can get?

It should assist you in getting the loan, but it could cause big issues down the road. There is usually at least one question a day about how to get a co-signer off of the loan. Another question is will the co-signer go into title? The problem that usually comes up is the fact that the co-signer wants to get their own property and needs to refinance themselves out of the loan, if you cannot afford to refi, then a problem arises, and it gets more complicated if the co-signer is on title as they have rights to the property. I do not want to dampen your spirit here, but you do need to be aware of the entire picture and understand what getting a co-signer entails no only now but down the road as well. If you proceed with a co-signer, go to an attorney and have a document drafted outlining what would happen if the co-signer wants out, if you want out, etc. It's for everyone's protection. Be wise in your selection and good luck

Yes this will help and may even bump the rate you'll have to pay down and amount you can get up. The loan will be based on your income and credit (with the cosigner). Why not just go to a bank and get prequalified and see what the bank says you an get. Then tell them you maybe could get a cosigner and see how much that will help. Then go from there. Without knowing the specifics of your situation we can't go into greater detail but in general, yes this will definitely help.
