How much rent should this family pay?
How much rent should this family of 7 pay?

Here's the family:

- A couple in their early 40s
- 4 kids (aged 4 - 13)
- 1 baby (5 months)

They're living in a house (shared with the landlord). But they have their own three bedrooms, two bathrooms, their own kitchen (with everything included--stove, fridge, microwave). They also have access to the internet, cable TV etc. They share the living room and the backyard, oh and also the basement.

So how much should this family pay the landlord (monthly)?

The house is in the North Shore (Chicago). This family (my dad's childhood friend) is staying at our house.

At first, my dad didn't want to ask them for rent (cause they're friends) but now they're staying longer than what they told us. They were supposed to move out early Mar08, and now it's mid-May.

Ya, I think we should talk to a real estate agent or something....my neighbors don't really rent, so i can't ask them for pricing.....

You should ask a real estate agent, or just look in the paper or online to see what the average price for a similar rental is in your area. Deduct some because the house is shared with the landlord, and because they are friends. So say if the average price per month is $1000, (which it is were I live) and that is for a 3 bed 2 bath house, that isnt shared with the landlord, then you should charge $800. Unless you really want them out, then charge full price, that might encourage them to look for cheaper accomodation.

Look in the Chicago newspaper want ads and see what this space would cost as an apartment. Add some extra for water and sewer costs, too.

More could be added for cable, internet, phone, etc.

It depends on the market area. Such a rental would bring a lot more in New York/New Jersey than and say....Alabama.

Research your market area to find the appropriate rent.

depends on the location what state and City, the condition of the house, and if there is any relationship to the landlord. It varies widely. In LA or San Fransisco, New york, Boston its it may mean 1500-2000 on the other hand in Dallas, Iowa City, Bakers field or Buffalo it can mean $400-500 given that the condition of the house are reasonable.

Here in S.A. you are looking at $900-$1000 to rent a house. When renting a house, full kitchen setup comes with it (no microwave).

Cable tv, internet is extra.
