By no means is this financial advise and you should ALWAYS consult a independent financial adviser.
I am a big fan of sticking to the old rules 10% deposit to allow you to get the best deals in the market on a mortgage and no more that 2.5x - 3x your annual income.
I know this is not going to be easy and I may be talking rubbish for the south east London market however I am not a big fan of taking out large loans way over what you can afford because your lifestyle has to change permanently and if the market changes you may loose you home |

If you are talking about renting then it would be probably 1 1/2 months rent in advance in the agency i work for they charge 1 1/2 months rent plus a months rent in advance and dont forget you need to be working in calender months so to gat an accurate amount you need the weekly rent then times by 52 then divide by 12 to get your PCM ( per calender month ). also you are a student so you will need a guarantor otherwise you may find it difficult if you do not have a regular source of income. Be careful also with renting to your friends as this could be deemed as sub letting which unless your landlord agrees to you are not allowed to do. If you are refering to purchasing a property then being a student you wouldnt be able to do as you have no regular income sufficiant to apply for a mortgage but just so you know you will need a mimimum of 5% deposit if you want to get a good mortgage deal you can still get 100% mortgages but the rates that they are offered at are quite high. When looking around for a mortgage you will see LTV alot which means ( loan to value ) so if you see a mortgage that is 95% LTV it means to get it you will need a 5% deposit if it is 90% LTV you will need a 10% deposit and so on

deposit for a mortage? if yes its 10% of the total sum of the flat, if u want to rent a flat, it depends on how many bedrooms and the area, can't give u a 'rough' idea because the price could be anything from £300/week up to £££££ |

Usually about 10% of the purchase price - unless you can get a 100% mortgage, but these are rare now due to the colapse of the sub-prime market.
It also depends on how much lender will let you have - dependent on your salary. So, if the house is £100,000 - you will need to find at least £10,000 yourself first.
OK - I've just read the answer above - if you are talking about renting, then yes, usually you have to put down 2 months rent in advance - the first month's amount will be used as a deposit and if you damage anything, the cost will be discounted from this when you leave. |

Ok, as you said you are a student, i am assuming that you have some income (from a job) as well otherwise you aren't going to be able to get a mortgage. The minimum you should look at saving is 5% but if you have a bad credit history then you need to aim for 10%-15% to be able to get a decent mortgage. I would recommend that you speak to an independent mortgage broker who can offer you advice and search a panel of lenders for you for the best deals available (a reputable broker will not charge for this service). |

It's usually anywhere between 1 and 2 months rent, depending on the landlord. Expect to pay 1 1/2 times the rent, plus your first months rent on the day you move in. It's expensive!!!! :( |

If you are meaning renting a place - it is usually a deposit of one months rent plus £100, and then one month in advance. If you use an agency to find you a property, rather than apply to a private landlord, you usually have registration and reference check fees to pay too. |
