Renting a 2bd 1 ba house with yard. The girls want a puppy and are dead set on it. I'm going to allow it but I'm not sure how much to charge. I'm mostly worried about the hardwoods, which are throughout the house. And the smells that come along with potty training a puppy. Rent for the the house is $1025. They are willing to alter the lease. They have 5 months left on the lease. refundable? non? |

In CA a deposit closer to 500 is more appropriate. Pet rent of about 25 a month.
You have to take it for granted that you will need to replace the carpet (for some reason renters think piss and poop in the house is cool), redo the landscaping, and possibly fencing and doors, as they are very commonly damaged by renters dogs. |

At the apartment complex I work for we charge a $400 non refundable pet deposit and $45 per month pet rent. If there is any damage in the apartment after they move it is taken from the security deposit and they are charged any fees that the security deposit doesn't cover. |

As a landlord, I don't believe in charging for pet deposits, and I'll tell you why:
1. A pet can technically, destroy an entire apartment full of carpet...and a measly $300 or $500 deposit isn't going to cover it.
2. If the pet is housebroken already, and the owner is clean, chances are there isn't going to be any damage from the pet that a basic cleaning isn't going to fix.
3. I limit the breed size. I don't allow large or aggressive breeds and I have to see the dog before I lease.
4. If you have hardwoods, I can tell you now you CANNOT fix them. My properties that have hardwoods have a no-pet policy. Chances are slim you are going to get $5k to replace hardwoods in a residence. |

I would just increase the rent by $30.00, or so a month.
I would still stick to my guns on no animals though. It is absolutely amazing how much damage they can cause. I already pity your hardwood floors. |

A puppy deposit is usually $500. A puppy can easily make a ton of scratches on the hardwoods, gnaw on the boards, dig large holes, eat plants... and then there are smells. As a responsible pet owner, I look for refundable deposit butI think at least $200 refundable deposit is needed for your own protection. |

I would never allow a dog (let alone a puppy) in a rental. No matter how much the pet deposit is you will be paying out of pocket to fix it after they leave. But if you are going to do it anyway normal is $500 non-refundable fee and $30-$50 extra each month---if you do this you must have them sign a new lease to include the extra fees. |

Save yourself the headaches ... puppies and rentals do not go well together. Puppies and hardwood floors to not go well together.
Puppies chew on anything and everything ... baseboards, window and door frames, cabinets, etc. Puppies also have to be housebroken and until they are, your rental is their bathroom.
I can tell you that pet urine, once soaked into the hardwood flooring will not ever come out. The urine stains the wood permanently - a darker color that does not bleach out.
Do not allow the puppy. The tenants can have the puppy that they are dead set on when they buy their own house.
By the time their lease is up, the damage will be done. |

Oh man, you are opening up a can of worms. Prepare for scratches floors, chewed baseboards, smells, warped floors from pee, etc. Puppies are messy, so make sure you are doing the right thing. Price depends on area. In TN, normal is 200-400. With the hardwood floors, I would say at the top of your range. You may be in for some refinishing when all is said and done. You can clip them, but puppy nails grow fast. |

Pet deposits are usually anywhere from $150 to $500 my current place charges me $250 nonrefundable, my past place charged me $150 refundable and $15/month fee and my next place is charging me $300 nonrefundable and $500 refundable. It comes down to the type of risk you are willing to take - if they are will get puppy spayed/neutered and declawed then maybe you wont have much to worry about in which case a refundable $250 ot $300 is reasonable. I have a dog and i have never had issues before but not all dogs are the same. |
