It is a nice ranch, 1296 sq. ft. and I absolutely love it. The problem is it is a little out of our price range. I was thinking of offering 135,000 to give me some room to go to 140,000. Is this too low of an offer? This would be my first house and I'm not really sure what the norms are for percentages on offers. I know it wouldn't hurt to try, but I just want to know if this is a completely unreasonable offer. Wow, that is a low offer. If it is a REO property (bank owned), you cannot offend them, so go ahead and make your offer. But if the seller is a private party, you are going to run the risk of offending them.
If you have found comparable properties for less, make an offer on one of those instead.
A typical offer is within 10% of asking price.
And despite what other posters are writing, not everyone is "going broke" and many sellers don't have to accept low offers. |

You don't offer what you WANT to pay or CAN pay. That just takes up valuable time of yours and the sellers. You should find a house in your price range. If the house is ridiculously over-priced, that's another story. But lowballing THAT much is not a good thing. A realtor can do a thing called a CMA (competitive market analysis) which gives you some idea of the value of the home.
They most likely will just laugh at the offer and NOT send back a counter-offer.
First, you need to get pre-qualified for a loan (there are other factors to consider - HOA's, tax, insurance) and then find a licensed real estate agent. They can help you a lot more than anyone here. |

they will want no less than $160,000 - there's a 20k principle in real estate. When a house is on the market below the 200k - the person will only bargain for 20k less. This amount goes up by 20k with every 100k range that the house is in. There's a reason why they put it up to 179k - it sounds much better than 180k. They want the money. So i could give them 160, that would be prime, and I'm sure they would go for it. If you cannot afford it, let me tell you, the toughest thing your gonna have to do is - keep going.
NOT to say you shouldn't try your offer of 140k, but it just seems, depending on the area its already a bargain. So good luck with everything. If you truly can't find the space for 20k - then you shouldn't.
So yeah, basically what i wanted to say is that - it will most likely sell at no less than 160 - BUT offer them 146 at least, then they will consider a counter-bargain. expect it to be in the 160's. Good luck |

Try and see you never know. But I highly doubt they will go that low. See what they bought it for and how much they owe and then you will know if your offer might be accepted. Your realtor should be willing to look that up for you. If they have lived there for a while the house has appreciated so remember that is they bought in 1990 for 139,000 that they may not take that today. Best of luck. |

Even your final target price is WAAAY too low. You're asking the seller to settle for 78 cents on the dollar. I doubt that your realtor would seriously consider making such a ridiculously low offer to the other parties. If all you can afford is 140,000 - go look that houses for about 150,000.
I presume they are using a realtor, who would have done a computerized price check of comparable homes in the area and would not have taken on the impossible task of trying to sell a house for $180K if it was really in a $120K neighborhood. |

wow 179 is a lot for 1296 sq. feet. But I live in Michigan and I know here you could get the house for around 125,000 easily unless there's a lot of acreage with the property.
I would offer the 135 and see how it goes don't over extend yourself on housing right now if you want to spend 140 don't go over that as you must know this is what you can offord and handle right now. Make the offer and let them counter offer. |
