How much would we need to earn per annum to get a £70,000 mortgage?
How much would a bank realistically be looking at us (a couple) earning to grant us a mortgage? What about if just one of us is working?

The question should not how much do you need to earn but how much do you earn and how much could you borrow on it!

Each lender has it's own lending criteria and how much they will borrow, with some using income multiples and others looking at affordability. Those that use income multiples are generally looking at between 3 and 4 times your salaries (joint). However, before multipling the salary you need to take off the cost of any loans and credit cards you have. For example, if you earnt £20,000 but had a loan costing £100 per month you would need to deduct £1,200 pa from your annual salary. Then multiple it by the income multiple: £18,800 x 4 = £75,200.

You will also need to consider whether you have a deposit as there are currently very few 100% mortgages available and they are very strict now on who they will lend to. Plus you have the other costs of buying such as solicitors and valuations.

Overall, if you have the funds for the deposit and costs of buying, it is a far better option than renting as you have something to show for it.

Well, the only benefit you are going to get from your £525.00pm, is the comfort of what you are paying for, If you want to get on the property ladder, you'd do better to start with, say, this small flat, and progress from there, as for your finances, you must go to a Bank or some other money lender to give you the right advice for your circumstances.

We got a £70k mortgage on a joint income of £25,000 in December 2005!

We bought our victorian terrace for £72,000, paid a 10% deposit and took out a mortgage for £65,000.

Our repayments are £402 per month (interest only).

it really does vary lender to lender and also depends on any credit you may have as these payments are taken into consideration.

about 30k you can get a 90k mortgage and pay 420 - 520 pcm if the bank say no but you can afford it try a self certification mortgage
