How often should your realtor take you to look at homes?
I have my preapproval letter and have sent her some mls listings of homes i would like to go see. We have not gone out looking in the past 2 weeks. Is this normal?

You call your Realtor and tell her if she isn't going to take you out and show you homes you will report her to the board. Also tell her that you are going to speak with her Broker about her fiduciary responsibility to you. Write a letter and send it to the Board of Realtors so it will be in her file.

She should be taking you out every other day or couple of days. There is no excuse except that she is being lazy.

I would also tell her that you are looking at another agent to help you out since she is not doing her job. That is the biggest threat to an agent or Realtor is to realize they will be losing a commission;

Even if you HAVE signed a buyers representation agreement, if someone has not died in her family, a child been sick, or she is ill, there is no excuse. She could at least call you. FIRE HER. What's the remainder of the transaction going to be like if it's started like this.

If you have given her a list of homes you want to look at, it would be real strange if she wouldn't set something up for at least some of them within a few days, assuming you are available.

I'd get a different realtor. This one doesn't seem to interested.

No. Your realtor should be available to you almost daily. If you have told her you wanted to see certain homes, you should have been able to see them right away.

Some agents, even in the current market, are very busy, and I'm assuming that you've been reasonably flexible about times when you're available to go look at homes. If I get a call Saturday morning from a client that wants to see houses that day, I'll probably have to disappoint them, as I've certainly already booked that time.

Some questions about how you chose your agent. Most folks wander into the office that had the neatest TV ad, and take whoever has the "floor" at that moment. Not the best way to choose someone to help you with your single most important purchase.

Does your agent have extra training to help with buyers? The National Association of Realtors has a special training program and designation for agents that work with buyers. Ask your agent if he/she is an Accredited Buyer's Representative (ABR).

Since there aren't that many ABRs (only about 5% of agents nationwide), ask what other qualifications he or she has. Lots of great agents have worked on other qualifications and just haven't gotten around to that one yet.

How many years of experience does your agent have? It's ok if he or she is relatively new (less than two years) as long as he or she is working with another experienced agent to help with difficult questions. Ask to speak with that agent.

Most importantly, you should feel that you can trust your agent, and you should feel that your agent is working hard on your behalf. If you don't feel that way, regardless of any qualifications, it's time to find another agent.

no. If you want to go look, tell your realtor that you want to go look at these 5 houses TOMORROW. Let her know that if she is busy, she needs to refer you to another realtor that has time to help you.

If that does not work, call her BROKER.

Find a newe realtor. A good realtor would take you at least one weekday and one weekend day.

No that is not normal, I work for one of the biggest real estate companies in the DFW area (Century 21 Judge Fite Company). We are trained not to do this to our clients. If you already have a pre-approval letter, your agent should be showing you houses.

Your agent is most likely a full time employee.

She does not have much time to take you out.

Ask to go see these homes on Saturday or Sunday.

If she can't accomodate you on weekends then get another Realtor.

Look for an Associate Broker.

These people are full time agents and take the Real Estate Profession seriously.

No it is not. Did she communicate with you to let you know what she is doing for you and when she is planing to take you out to look at those homes? Are the homes you send her in your price range? If not did she send you alternate homes she would like to show you? Is she in contact with you? Did she give you an explanation why she did not take you out yet?
If there is no communication and if you are unhappy with her service, you might want to switch to another Realtor. You are the client and deserve to be served and not the other way around.
