You can legally rent a property at 16 yrs. (If you couldn't then how would all these young single mums get their council and housing association places).
I assume however you are talking about a private flat.

So yes you can, however it is rare to find a Landlord who will, reason being in English Law you cannot take civil action against another person in court until they are 18yrs old. So if I rent you my flat and you cause £2000 worth of damage, I cant take you to court to get my money back as you are not 18. Get the drift?

So you can rent a flat at 16 quite legally, however outside the social housing sector such as Council housing it is rare.

I'm not sure if its the same there or not but no contract signed by someone under 18 here in the US is legal.

If you own it then you can rent it out unless you are under eighteen then your legal guardians would have to okay the decision. If you don't (and your parents do) then it is illegal subletting. If you are renting yourself (either privately or from the Council) then you cannot under any circumstance.

When you say rent out, I'm thinking you have a flat and want to rent it to someone else. But maybe you mean, you want to rent your own flat???

In either case, the answer is most likely what ever the legal age is where you live. In the US, and adult cannot enter into a contract with a minor, and if he does the minor can opt out anytime and the adult has no recourse. As an adult, I wouldn't consider a contract with a minor under any circumstances.

There's also the matter of money...can you afford to rent a place of your own? Do you have employment, a credit history, the maturity to live in my rental property? All things a landlord will consider before renting to you.
