Have good credit,and you wont need a deposit. I was 20 when I bought my first house, and just bought my second house at 24.

You might have to move to a town over or somethiing like I did to get a cheaper price....or do a creative option for financing (ARM, interst only, etc.) but it gets your foot in the door.

You wont have all the toys and fancy cars that your friends have-- you chose the house-- but trust me, it pays off. :-)

You can do 100% financing, but this is usually in a piggyback loan. There are FHA loans that will allow you to put down as little as 2.5-3%.

If you put less than 20% down you will need to pay private mortgage insurance (PMI) in addition to your mortgage payment. The good news is that PMI will also be tax deductable in 2007 .... our mortgage guy just got the word to us.

Your best bet is to get to a good, reputable lender and have them look into the best scenario for you. If you are working with an agent right now, ask them for the names of some loan officers thay have worked with in the past. If you are not working with an agent, check out companies like Countrywide, GMAC, National City Mortgage, etc.

right now I'm in the same boat as you me and hubby are saving very hard for deposit. We have a combined income of about £3000 off that we give ourselves £200 a week to live off of like food, petrol etc then by the time we pay rent, elec, phone, sky etc. we have about £1000 left which we bank. Its very hard at time but we know it will pay off in the end also we do have months off sometimes like next month we wont save anything because hubby NEEDS a plasma. Also i know we could get a 100% mortgage but i live in Glasgow and people are paying crazy money for houses so I'm scared it crashes and we will be left with a huge mortgage that is more that what our house is worth. I hope you find a way that suits you in the end.

Id like some idea as well
me and my partner (im 21 my partner is 22) have been renting for the past year now - we were refused a mortgage to buy a house and we just haven't bothered trying again, we have a baby, and i only work part time - whilst he works full time and his wage is rubbish! but we can afford to pay £500 per month rent, when we could be putting that on a mortgage, we have £4,500 saved away between us which we are hoping to build more on and its just mad! MAD!!!!!
im now £3,500 in debt, which is gonna go against me, and so i feel we cant win no matter what we do!

I did it! when I was 21, but I live in a cheap area. We went to a mortgage advisor who took our details and found the best possible lender for us. There are some lenders who take tax credits and benefits into account, not that I have the benefits. If there is no way of getting a mortgage, why don't you do a property share? Go into it with a friend or even a few friends, you will make a profit in the end when it comes to selling. You could all do houses up together and sell them on to make profit.

Lots of people get parental help. Those who don't have access to that can think about lowering their sights a bit. Quite often, young couples want to start out in a lovely home in a nice middle class area near to good schools and public transport. These are the homes which everyone wants, so they're expensive.

Consider starting off in a more modest place - a flat above a shop for example - these are often more spacious than you think, and near public transport. In a few years you could be ready to move up to the next rung.

We did it. My husband and I were 22 and 21 when we purchased our first home. We are now 24 and 23. We started our Real-Estate Investment Company 1 year ago. We have flipped 2 properties and are working on finishing our 3rd. We initially saved for our first home by working our butts off and establishing our credit. We borrowed $10,000 for the DP on our second and had cash from our first flip for the second and third. Good credit is the key. You need to be able to show a lender what they want. Some sellers will also offer "seller seconds" or help especially in a slow market!

These days you do not need a downpayment which is what makes it great for your people who want to step onto the ladder. Based on your employment history, and your salary, most people can get a loan, even if it is a small loan, they can get one, buy a house in that price range, build some equity, and then sell and buy something bigger.
