I'm looking at to buy a house. But the property I visited was categorized by homecheck.co.uk as "within 500m of an area potentially affected by flooding."
Do you understand what it means? Is it really serious? |

It means the house will have a greater risk of flooding being near a potential flood zone. You can buy Flood Insurance if you buy the house. |

It could be a real problem. Not only will you find it harder to get a good mortgage, insurance costs will also be higher. You might be lucky and never flood but if you do, it will cost you thousands - and many insurance companies take months to pay out.
The other thing to look at is what will happen in the future? If you do get flooded you will find it much harder to sell your house. Many people now will not buy on or near a flood plane or very close to the sea as they cannot guarantee their long term investment. I would be very tempted to walk away! |

It can effect your mortgage as mortgage lenders dont really want to lend on a house that can be ruined. As long as it hasnt actually been flooded then it should be ok but i would be very careful if i were you. |

It is potentially very serious indeed.
If you've seen the news reports of the homes flooded in Tewkesbury and Gloucester recently, that could happen to you.
Home insurance is all very well, but it won't compensate you for the inconvenience and loss of personal items.
I would not buy a house where there was a risk of flooding. |

Some people who were flooded in Gloucestershire last summer are still living in caravans. Their houses were so damp that it has taken this length of time to get them dry, with dehumidifiers working day and night, before renovation work can begin.
That's an indication of how serious living in a flood plain can be. |

It may not flood, but you have to take into consideration the consequences, Higher or refusal of House, Contents, Car Insurance.
Future sale of the house could also be a problem especially if it floods during your possession. |

well its hardly great. how are you not getting it? are you seeing a language of dirty torrents of water telling you "keep awaaaay!?" well it sounds more than possible that you will experience possible flooding. Usually floods only happen en d of summer buuut what about last month. its getting more common. |
